As I mentioned in original post, I'm currently not interested in partial ownership.
Yeah we understand that but AFAIK RealT is the closest thing to what you are looking for, while being completely legit. Anyway, good luck with your search as you will definitely need it to find something that meets all of your requirements.

Thank you for your feedback. But seriously, 10% ROI means you have to wait for 10 years to get even. I'm not sure if Ethereum infrastructure (which realt relies on) can continue to exist next 10 years...
In case something happens to Ethereum (whichs always a possibility in altcoin world) they can always do a swap to some other blockchain so I don't see that as some sort of a problem.

I've seen a topic like yours several times already, also interest in investing in real estate.
I will suggest you https://realt.co I haven't used it personally, but I know some users who are happy with how things are going here. There are also some offers here with 10% income.
You can check it but the decision is yours.
One of my friends invested serious amount of money there and from what I know, he is very satisfied with them. I know it's not exactly what OP is looking for and ROI is often below 10%, but its close enough IMHO and these guys seem legit.

I would always choose safety and few percent lower ROI over something dodgy with ROI that looks too good to be true, as we know how those thingss end up.

10. Expected return should be more than 10% per year, including all the associated fees.

Forget it.
You won't get 10% net ROI anywhere.

Besides, property investments are for guys with deep pockets.

First of all, it's hard to trust anyone or any agents. So just research deeply. Sadly my country doesn't allow foreigners to buy land directly. The only way is to take a business license and  Registrar of Joint Stock Companies. This means you have to open a company here, no matter small. Then you can buy property here legally belonging to the company name and you can sell it at any time you want. Since you don't want to buy sell and going to earn from rent, then there wouldn't much issue and you may do it without hassle. It doesn't cost much though.

Thank you for your advice. Setting up a company and hold stock share with agent is also fine, because in some parts of the world, it could be possible that company ownership right is as strong as land ownership right (but not in my country).
Still, I'm willing to pay for some agent if he can write formal papers in esoteric foreign language instead of me though.
I am not getting exactly what you mean by agents. I really don't believe in any so-called agents. I like straight forwards. You are honest doesn't mean world all agents are honest. Anyway, I could help you with what I said above. Taking the license from the government would cost approx $3K which will allow you to buy property in my country. Then whether you may buy a ready-made house or you can build as well. I am not revealing my country for privacy reasons. You may DM me or contact me through Telegram if in case you are interested. For advance info, your investment should be in fiat through a government bank. But your earnings could be sent through Bitcoin. It's because Bitcoin isn't legal tender here. So investing a lot of money will be a problem. But it's possible to manage your earnings in Bitcoin since I am involved with it. Or if you are interested to invest in a built-in eCommerce platform then I could help you as well. Same here, earning would manage through Bitcoin but not investment. All investment should occur through government and company accounts.

So, which point could be other bottleneck? If minimum $10k is too small, what if minimum is $30k?

IMO $30k already gets you something that can also bring rental income and your renter will live in decent enough conditions to consider paying their rent + continue living there
rather than living mid year or mid contract.

But one question, considering you found those cheap houses in rural areas in Japan, why not invest in them?
You are already familiar with the environment and don't need to go international until you do it locally

From experience, when going internationally you will have different rules and obstacles different from country to country. If you go in the US or the western Europe, you will find that the way to go is to take a loan and invest it in houses. The business works here and that's pretty much how it goes.

Example;

invest in $1m apartments with $750k loan and 25% down ($250k deposit), preferably interest only if you've got the credit, with 3%
Let's say you get 6 apartments rented for $800 each (going conservatively)
$800 x 6 x 12 = $57,600 a year
interest only rate = 750k x 3% = 22500
57.6k - 22.5k = remainings for fees and income

After 5 years, if your house did not depreciate you can sell it and pay the bank (remember you've got an interest only payment type of deal)

Alternatively you can go for "repayment" type of deal but that increases your monthly costs and minimises your bitcoin investment.

By the way, just stay away from scammers. Likely scammers would PM you and propose for the business. Just ignore them and ask to discuss them in public. This is a financial decision, so make sure you are going to deal with a trusted person.

hi kind ser,

I don't want to start a war over here, but some of  the things you said are self contradictory and not applicable in real life.
Don't know if you are here to promote realt or you're legitimately looking for real estate investment advice.

You said:

Quote
6. I want liquidity, so preferably the real estate should locate in big city. I also prefer at least moderately developed country.
Quote
8. I'm not sure if the above scheme work out or the agent can be trusted, so I firstly want to buy small real estate which costs around 10k USD.

In point 8 you said you want to invest $10k, but in point 6 you want big city. I can guarantee with everything I have on this earth, that there is no real estate
for 10k in any big city, not even land. If there is such thing, it most likely comes with few hundred grands worth of debt. Perhaps your definition of big city differs from mine.

While I can't answer for the entire world, most likely what you're looking for doesn't exist because it's too specific.
example:
Quote
Rent should be paid by bitcoin with the amount of fixed local fiat currency (for example, 400 USD per month). The rent should be collected by appropriate agent and converted to bitcoin.

the above, if paid in FIAT or transferred to bank directly to you shouldn't be a problem since you could convert to btc yourself. If someone does the conversion they'll most likely take service charge for the work done

It seems to me that the project is typical 2017 ICO scam. They just sell erc20 tokens with buzzword without any real use cases.
If so don't use their site, of course we are not very familiar with it, its good that you check them it means you are thorough.

However, we only know real estate sites based on the information in this forum.
For that, if you want to see and review other real estate sites, you can see below.

🏠[ANN][IEO - LIVE]🏠 C Estates - Tokenized Real Estate Platform ✅✅✅

🔵 [ANN] 🔵 MPG - REAL ESTATE BLOCKCHAIN SOLUTION 🔵

Who knows if it's suitable for you, the point is to check first, their reputation is calm for ICOs and other investors as well as their tokens.

If it doesn't suit you too, just wait for the other members, maybe there is a suitable one for you to use.

That's why its hard to find this since we don't know if the project creator is real and really have a physical project running. So best for you to seek for another type of investment since mostly the people I see who use real estate as their front are scammers so better be careful and I think you are already knowledgeable since you mention about those ICO scams.

What I'm looking for
I'm looking for real estate for investment (and local agent) with the following conditions.
I don't know which country you live in, as far as I know the Real Estate below, is widely used by the community here, looking for profit in investment.

Topic: [ANN] Real Estate Blockchain Crowdfunding Technology

As they say here.

REAL Founders have invested USD 350.000 in the company, have a strong successful execution track-record and reputation, have founded and exited high profile online startups over the last 20 years and have held executive positions at Google, Yahoo and top Venture Capital firms in Europe. (Plenty of info and references in our site and white paper)

On August 31st we are doing a Token Sale of the REAL Token that will be a new virtual currency used to invest in Real Estate on our crowdfunding site and get profits (paid in ETH).

Anyway the thread: (Real Estate Blockchain Crowdfunding Technology) is still active until now, just ask in their thread, are they available in your country.
