Thanks for the detailed answer. The only thing I do not agree with. Back in the Soviet Union, a program was launched for the massive industrial construction of block and panel houses. There all the communications were built inside the blocks and panels. Famous hruschovki. These are 5 floor houses. I think you know about them. Then, the claydite as a heater was poured inside the panels. At the construction site, these panels were welded. Wiring, heating was also inside. This was in the early 1960s.

Indeed the Soviet Union had such constructions programs. As did the USA in those times.

There are some differences between those traditional methods and what we propose.
For example, those methods would often include the pre-fabricated panels inside already mounted timber, steel or reinforced concrete-framed buildings. Those frames where mounted before installing the panels, and can't be modified without tearing down the whole building. These methods have no modularity, personnalisation or individualization possible.

Our method include the frames inside the panels, thus making it possible to modify the structure of the building with ease. For example, a couple hase a 70 square meter house without any upper floors, with one bedroom and are expecting a child. They can decide to extend their house to include the futur child's room by buying 3 frames panels from us and the roof. These materials, once delivered, would be mounted the same day and all they would need to do is paint the room. Simple, flexible.

The other advantage is the weight. The first iteration of our patented panels don't allow for construction of 5 floor buildings yet (1 floor max), but one could easily dismantle the house and move to another location without hassle. Again, the house would be dismantled in one day, ready for delivery in another site to me mounted again.

I already answered shortly while responding above about this. Here is an extended response:

Our panels make possible individuality of the buildings because we will keep in stock the panels the most asked (for example, 3m, 1.5m and 5m). But we will be able to manufacture any length of panels to suite our clients needs.
Also, even with the standard panels, the client chooses the positions of those to fit their needs, making their home truly theirs, as they wish it, as they imagine it. The diversity of panels that can be made can provide truly unique houses.

The innovation we propose with our patented methods is the manufacturing of steel panels within whom are integrated the insulating material and utility wires (electricity, phone, internet), thus not needing an additional insulating layer on top contrary to traditional reinforced concrete or wood structures.

These panels are manufactured and assembled in factory and delivered as is on site ready to be mounted together.
In these conditions, the insulted frame of a house of up to 90 sqr meters can be layed in under 12 hours.

Also, for the cost of a whole factory of for example 400k$ enables us to produce enough construction panels for 30 framed houses as a 3D printer of the same cost will only be able to build one house, having to move it to other sites diminishing greatly it's functioning time.

I agree with the project team. Indeed, the industrialization of block or panel housing in factory production reduces costs. Pour the finished form, bring to the site and mount - cheaper. For mass construction - what you need. But it greatly limits the individuality. But no one says that this method is suitable for low-rise individual construction.

Can you briefly explain what is meant by High Performance Cost Controlled - HP2C?
What is your minimum sales target or soft cap, so you can run this project?

Hi Knuckey,
HP2C is just the name we chose for our construction department.
Above your comment, I explain briefly the innovative aspects of the patent we own.
We name it so, because the constructions we will build will have those exact qualities: High performance on the heating, cooling and airflow aspects of the building, with build and maintenance costs that will be highly competitive.
As an example, we expect to be able to build a 90 square meter house for a total of 50k USD$, delivered and mounted. Kitchen apparel and wall covers (wall-paper, paint, whatever the client want's) included.
For us in France and in most of the Ouest-Européen countries, that's a 2 to 3 times decrease in buying price compared to traditional houses built with traditional methods.

As for the soft cap, we have none, the real estate business permitting us to begin with low funds, and make our way up the ladder so to say.
The impact of having more funds accelerates the rate of our business developments.

Block and panel construction of reinforced concrete. Brought and welded structures. The latest technology is when a special 3D printer is connected at home that is connected to a special computer. The Rilstat team presents to you by this post, the start of the Pre-ICO concerning our company.
We hope you will be interested in our views, concerned about the identified problems and interested by the proposed solutions.

What is Rilstat ?
Rilstat is a company that aims at diminishing costs and barriers in the Real-Estate sector, worldwide.
The real estate as we know it is unyielding, rarely fits the needs of it’s buyers or occupiers and limits mobility in a world that now imposes it on the vast majority of it’s inhabitants.

Rilstat, in time, aims to break the mobility barriers by proposing underused occupation and ownership models while diminishing ownership and building maintenance costs with our patented construction methods (High Performance Cost Controlled - HP2C).
These construction methods will be industrialized. Meaning we can build the buildings in bulk in factories. Only the assembly work will be left on each building site, contrary to traditional construction models where raw materials are delivered to the building site to be transformed, assembled and mounted, incurring large costs.


As a means to an end we have decided to take the form of a Real-Estate Investment Fund.
The fund will go through 2 financial phases:
Phase 1: 90% profit from REIT, 10% from HP2C.
We invest in traditional Real-Estate fund operations. Buying, renovating and selling assets. The assets targeted will have value between 500k$USD and 5 million $USD.
These targets have been chosen as to not operate on larger company territories. They consider investments under 5 million $USD to be unprofitable to them due to their size and expenditures.
As for the 500k$USD target, it permit's us to operate above the majority of individual investors, thus having limited competition between the two.

These high value operations have an average yield of 35% per year, keeping us profitable while investing ressources and funds into the patented construction methods that will require in the first 6 months 200k$USD to fully develop the first factory in Portugal and build the show houses.

Phase 2: 50% profit from REIT, 50% profit from HP2C.
While continuing to invest in traditional Real-Estate operations, we will concentrate most of the profits into developing the HP2C division in Portugal as well as in other countries. Tunisia and Morocco are already expected to be on our next expansion roadmap.
North American continent is expected to be invested in by mid 2019 and south American continent by late 2019.
Every single building, house, industrial complex, commercial compound that Rilstat holds will be available for rent at up to 60% discount for token holders.

Phase 3: Opening up to private and corporate investors.
Once we are satisfied with the fund's financial stability, we will open it to private and corporate investors.
Our projections, stated in our whitepaper, are a 5% NET minimum return on investment.
Token holders will benefit from up to 60% decrease in fees, thus increasing their return on investment.
