I like the small size of the team, the simplicity of the idea that they want to embody.
They reminded me of the team that created the Token-as-a-Service. These are absolutely different concepts. But their ideas were simple and logical.They do an excellent job and pay a dividend on a smart contract, once a quarter.
I think that thanks to the work of the CRYPTECTUM team, we can get a similar result, and stable devidends. I'm not 100% sure, and I do not advise anyone nothing, but it looks like a promising, yet small but evolving project.

with the incoming money we buy tokens on the market and then we destroy (burn them). So there are less and less tokens on the market which results in a rising token price. Alternatively we invest the incoming money in new properties or we distribute Ether as a dividend.
You can make Fiat money by selling your tokens on an exchange.

If we distribute ETH, the number of tokens will be the same. We didn't set so far a percentage for each distribution, we don't know how many tokens at which prices will be available on the exchange.

Yeah, I see. It is probable that the interest rate (of funds distribution) can have a volatility, depending on the exchange rate of the token on the exchangers. It is likely that regulation in this way can be an effective solution. However,  need a foundation, from which it would be possible, would be repelled. I think that you will find a way.

I agree with this argument,as we know local laws needs long time to be formulated. This is a long shot project but it is possible. But given the volatility and other factors surrounding cryptocurrency it will take a long time..

From my observations according to this real estate plans it is a long term and not been faster to give roi. Remember how this real estate take time to make their products as well before taking action to the liquidation of tokens and in worst cases some of it leaves out the token after the ico and focus only on thier real estate.

No one does not rule out the possibility of what you are talking about. But if the project is implemented and will work well and develop, the holders will receive dividends, which will positively influence the liquidity.

How to participate in our Pre-ICO:



Why not just sending Ether directly from your Exchange account? Because we directly send the tokens back to the account! And most exchanges don't support (yet) tokens and then you can't see and access your tokens.

We carefully check every Real Estate by ourself and a external  Real Estate Expert before it will be published for voting. Both CEO own real estate in Switzerland. My old real estate (in posess since 2013) is actually in rebuilding and then will be rented out again.
I have good experience in mortages and maintenance. Actually more experience is been added. (because of the rebuilding)

Of course it would not be easy to do, but with our existing experience we are optimistic to look in a bright future.

Too many Crypto project related to Real Estate and a lot of them were either abandoned or unsuccessful. I hope the team behind this project are well prepared to the challenges ahead.

I don't know the concrete reason for the failing of the other projects, but we have analyzed many Real-Estate ICOs and the problem with many project seemed to be: They have offered investment in properties in several countries. And that is very complicated! investing in real estate demands a good understanding of the legal situation around doing business in a country. Furthermore you need a deep understanding of the economic situation of the country. That's why we concentrate on the country that we know and were we live.

You are right. Cryptectum does not offer such a gain like Ethereum or Bitcoin did last year.
Our efford is to bring the real estate investment to all people and profit from, also to have a secure and stable investment in their portfolio.
Cryptectums return is a little bit less but a real estate`s value is nearly impossible to go to 0$.

Early investors are able to make higher profits, because if token holders agree, more tokens will be created and sold at the actual price of token, so Cryptectum will grow and Tectum token has than the chance to get more liquid.

I agree it would not be easy to list on exchanges with a low supply, but investors will always be able to sell/buy token if they want to because of decenteralized exchanges like etherdelta.com

Hi investing in real estate in Switzerland is because of the positive immigration and low supply of plot always a good choise. The money recieved in airdrop will be invested in real estate. Out of the rental we buy Tokens from exchange and destroy them so the token increases in value.

It is planned to list the Token on Yobit and a decenteralized exchange like etherdelta.com. So investors are able to sell and buy tokens immediately after ICO.

When you buy a property in Switzerland are the costs for the seller or buyer, if for the buyer could I have a breakdown of the costs, because some countries in Europe it can be over 10% of the purchase price.

Good question. In Switzerland it is not possible to calculate these costs precisly, because the transfer tax is different in the respective canton. Switzerland wide it varies from 1 to 3 percent. notary costs and registry fees are in the thousandth area. So we are far away from taxes about 10 percent. Regularly the cost will be splitted between buyer and seller 50/50.

We know we are a very small team. We intensively discussed that thing...

Cryptectum will start as a small company, getting bigger a little bit slower, but more wealthy. The ICO is planned to be just the beginning of a real estate fund, that gives good profits to the investor over a long time. So we decided to break down the team of what it really needs, holding salaries as small as possible in the beginning. The funds to be rised are low 1250000$ that is enough to start a real estate company and buy a real estate for rental income but not that much that you need a lot of employers.

Cryptectum offers proposals in their smart contract so while the company is running the investors can vote about a capital increase. Out of that Cryptectum gets bigger and will need more employers but right now we are
convinced that helding the team small, will get more profit for the investors. Our target is not to get rich quick with an ICO, rather building up a real real estate company which is still here in 5 or 10 years.

Why do you mean that? We are not existing? All of us can be found on LinkedIn etc., we are not ghosts.

Maybe you are used to see ca. 50 people for simple projects, but if you need more than 1-2 people to program a Smart Contract, the people are useless and incompetent. And the remaining 3 people are sufficient to run a small real estate company. Don't forget, we don't create a new blockchain technology, we use an existing blockchain (Ethereum). Usually the projects with ca. 50 people don't distribute 85% of the tokens, because so many salaries and bonuses have to be paid, they distribute a lot less.

The Smart Contract
