This asset earns a share of the profits from a deeded half-acre of a professionally managed, 3.3 hectare operating coffee farm about 10 minutes outside Boquete, Panamá, in the town of Palmira, as well as all proceeds from any sale of the lot.

The farm is currently a producer of commodity coffee, but is in the process of being upgraded to a producer of specialty coffee, which is much more profitable. The Boquete region is famous for the high-end Geisha variety of coffee.

Farm profits will be divided up 80% to investors and 20% to farm workers. For investors, the average returns over a 20 year period are projected to be 13% per year. Management fees are already factored into this projection. Our projected average return per year does not include any change in land price, and is based solely on projected coffee sales.

Profits will be distributed to asset holders after each harvest. Profits will be converted to NXT for distribution. At any time, if the price is right, we may sell the lot for a profit, but you should consider this a long-term investment, as we do. No sale will happen for a minimum of 3 years. All proceeds from any sale will be 100% issued to asset holders.

The asset issuers are well-known to the NXT community. Mr. Knuckle is one of the developers of NXT FreeMarket, and is a frequent contributor to the NXT Forum as PoofKnuckle. Mr. Knuckle personally owns a half acre coffee farm lot in Colombia, which he purchased through the same developers who are managing this farm. BTCDDev is the creator of BitcoinDark, and is a core SuperNET developer.

We are selling 80,000 assets at a price of 25 NXT each, for a total of 2 million NXT. This is more than the 1.7 million NXT we need at the current USD exchange rate, but in order to deal with the possibility of a change in the USD to NXT exchange rate before we buy the farm lot, we are intentionally raising more than we need. The difference after purchase of the land will be refunded to asset owners.

If demand is strong, we will issue more assets, each for a half-acre lot on the farm.

Reporting of income to tax authorities is the responsibility of individual asset holders.

About the farm:

The farm is in full production now but will require some “coffee science” investments this year to improve the quality of the coffee in years to come. The trees are generally all in good condition and those needing help will be looked after immediately. The entire farm will be pruned and remedial efforts will be taken to control insects and fungus. In May the entire farm will be newly fertilized. The first new crop will be harvested in the fall of 2015.

The farm is located on a brand new, fully paved road, so 24/7 all-weather access is not an issue. It also has power at the lot line on the road and full water already installed. An internal road is in good shape and provides easy access to the entire farm. These features are important as they will serve to keep our operating costs lower than on a less-developed, more remotely located farm.

A unique element of this farm is its altitude. Located at 1100 meters, the farm will produce coffee in abundance. Higher elevation farms produce less in quantity. Additionally, the harvest cycle is different. This farm’s harvest is earlier than higher altitude farms and will be producing coffee from October thru January.
