Not sure if it's an incredibly good idea to post pictures of your house on an open forum to be honest.. Especially if you have money.

Tons of scammers out there and it would be a shame if someone used the image of your house and found it and ransacked it/harmed you.

You have to be very careful about what info you post on the internet.. You never know who will find it and utilize it.

Hopefully you don't run into trouble.. I'd almost suggest maybe getting some firearms if you're gonna say your location online. :/

That's also like saying "dont use a realty company because they post your house photos online to help you sell it"...

Kind of counter intuitive.

Raffle? Not sure how that would go down nor the legalities behind it.

Bitpremier is free to list on, but I believe it was a 15% fee of the sale price once (if) sold. Somewhat hefty.

Yeah, there was a pretty detailed story last year about someone that had their house siezed for defaulting on their loan. The issue is the house was fully paid off many years prior, was a clear and free asset, and they even had the deed proving it. It went to court, they lose the house and ended up in a multi-year battle, with the end result being that the bank apparently went for the wrong address (like 110 xxx drive instead of 106 xxx drive). They were given nothing for their hardship (having lost everything, being put on the street to figure out what they could do, having no way to even get another place in the meantime). And apparently this exact situation happens ~1k times a year in the U.S. in the same exact manner.

The simple fact is that even if you have proof of what you say, the court can completely ignore that and screw you regardless over a clerical error.

Not to mention a lot of people don't realize the government can take anything they want, classifying it as "eminent domain." And that's even when there is no claim you did anything wrong. This is also something that happens much more frequently than it should.

Basically, what you think you own, you don't. There's this false sense of security in having things like deeds, but the fact is you can lose it at any time -- all it takes is someone with power to see it and say "I want that." And there are even more loopholes to steal your stuff than just these two situations, but these are the most common.

Didn't mean it like that... I basically view them in tiers (due to where I live):

1) RV
2) Mobile
3) Wooden
4) Brick (house)

I did some thinking and I believe the reason why there aren't brick houses there is due to the heat and such, which could cause them to crumble/settle/etc.

Hmm I disagree with this. I think it is more economical for people in the hawaii economy to build wooden houses than brick houses.

In Hawaii we don't need a ton of insulation generally as we never need to heat nor cool our homes.

The temperatures are generally in the 65-85 degree range.

Since Hawaii is volcanic and subject to earthquakes, I'd guess it's an ordinance that doesn't allow brick structures to be built without heavy re-enforcement or at all.  I grew up in the SF Bay Area and that's how it is there.

All I ever read is how high the prices have got in Hawaii,this is really cheap in my eyes. That barely gets a 1 bedroom apartment in Vancouver(Canada).

This is a little off-topic but I figure you're a good person to ask and you get a free bump... are real houses (like brick) rare in Hawaii? I've been looking at property in HI for a couple months now and haven't found any other than like the type you're selling (not sure how to word it, but basically the same style).

Brick houses are not common in Hawaii.

The style you see is generally what is used of course with proper hurricane clips on proper beams in the house.

1. WHY $1 +…?


To at least satisfy the condition of consideration of payment in my local government currency.


2. WHY are you accepting multiple forms of payment with different increment sizes?

I believe each of the payment methods listed have some sort of value as payment and thought it would be an interesting idea to attempt to accept multiple forms of payment in a single payment transaction (of course in their respective methods).


3. Can I just pay in Bitcoin?

Yes. All accept the $1 difference to be accepted in cash.


4. Do You Accept Escrow?

Yes a reputable escrow company or individual willing to disclose all of their personal information will be used at my discretion (i.e. I pick the escrow).
To make things simpler I may strongly suggest we use a local Hawaii-Based (reputable) escrow company.


5. How can I trust you?

You don't have to. I have always had an honest reputation on this forum. My reputation speaks for itself. With an escrow party you won't have to trust me, but the escrow.


6. How do you propose gold/silver be escrowed?

Good question. I'm trying to figure that one out. Any reasonable suggestions are welcome and will be considered.


7. Are you holding strong to your price?

If you are curious, make me an offer close to that price above. THE PRICE IS NEGOTIABLE

8. What types of renovations/repairs are you planning to do on the property?

I have several in mind that I will be posting about as they are done. Currently I am painting the interior kitchen, living room, bedrooms, and hallway for the moment.


GENERAL TERMS AND CONDITIONS

1. You must be 18 years or older to participate in this transaction and willing to disclose your true identity both on paper and in person.

2. There is no restriction on where you live or what citizenship/country you reside in (but this does not guarantee I understand all the local laws of your country) to participate in this transaction.

3. Hawaii State Law will govern the transaction of the property sale.

4. Hawaii Seller's disclosure will be given to any buyer that is able to meet some basic criteria proving you actually have the funds to purchase the property and that you are serious about this. By law I have to disclose all defects/issues/needed repairs to the property to the best of my ability before finalizing the transaction with the buyer.

5. Those interested in viewing the house in person can arrange an appointment with me directly ahead of time (with reasonable advanced notice).

6. I reserve the right to add any other stipulations/terms/conditions as is reasonable/fair for both parties during this transaction that are unforeseen currently and are legal in the state of Hawaii.

7. The exchange rate of Bitcoin price is the average of the last 14 days CLOSE price listed on CoinDesk BPI (http://www.coindesk.com/price/) assuming:

   a. The CoinDesk BPI is actually functioning properly along with the major bitcoin exchange prices.

   b. No exchange is included in the Bitcoin Price Index that has halted trading (i.e. No MTGOX action etc.)

   c. It is understood that the usage of this price mechanism is to remove the short term volatility out of the price action to give a price that is easy to calculate.

   d. price will be calculated using this means on the day of the actual transfer of BTC to me (seller) and the transfer of ownership to the buyer (you).

   e. should the CoinDesk BPI not be available at the time of the transaction for calculation a bitcoin exchange and its price will be chosen by me (assuming the price deviation from other major bitcoin exchanges is not more than 5% in any one direction).

8. Other methods of payments listed above that are not BITCOIN will be dealt with on a case by case basis at my discretion. Price will be determined also on a case by case basis for conversion of that particular payment method by me at my discretion.

9. Much of the documentation/communication for this sale after a certain point will be done by my realtor whom I will put you in contact with.

10. Please retain/consult your own realtor and/or attorney to guide you through the process for your own protection. I am not here to give anyone legal nor realty advice in any way shape or form.

11. BASICALLY I WOULD LIKE TO MAKE THIS A SMOOTH(IE) TRANSACTION AS POSSIBLE WITH AS LITTLE ISSUES/PROBLEMS.
