Working with a 75k a year household income. Plenty enough to keep my happy and pay for my toys for both my wife and I. Tell ya what, if my house sold for 150 btc (if it's even worth that), and btc goes to 40k, I'll buy yours Cheesy.

It's a small house, ~520 sq foot. It's great for me and my wife currently. We have no kids atm, one in the oven though Cheesy Cheesy Cheesy Cheesy!!! It's been in my family for a very long time, my dad was raised in it from birth which is why I didn't want to rebuild it entirely or add on. I wanted to keep the originality of it with it's location and size. I did remove a nearly all of the original walls and change the floor plan from a 2 bed room to a 1 bed room with a larger kitchen, bathroom, and walk in closet.

Do you know what year it was built originally?  Might need to make sure you don't have a metric fuck ton of lead in there prior to the little one  Grin

It was built originally in 1963. We stripped everything out. -EVERYTHING-. The only original pieces of this house that are still on is the outer walls, floor joists, and the trusses. All insulation, plumbing, wiring and drywall were completely redone. The house isn't on a foundation either. It's on blocks. I know that sounds redneck as hell, but it's rock solid with no termite damage. "Welcome to Arkansas" I say when people look at the house with a odd look on their face.

It's super peaceful being 7 miles out of town. Not a single city light to dim the stars at night. The dust bands are bright out here. Lots of private owned land for hunting also Wink

All a true redneck needs to hunt is a 22 rifle and a soda bottle. Cheesy  Who needs permission or tags! (only joking)

I even took a step last night to confirm with local realtors that this home is not for sale. Don't scam.

 If you follow the steps above your post and the link takes you to the listing brokers website.  Then if you google the MLS # I provided you it will pop up.

How clean is the lake water? I have not investigated Arkansas property yet, but $440,000 seems expensive for being in what most people would call "the middle of nowhere".

The lake water is ok.  I used to swim in it when I was a kid, but I think you might get some strange looks being a adult swimming in it Cheesy.  There ponds are stocked with large mouth bass and a number of other fish. Water moccasins as well in this area + copper heads (snakes.)

You get a lot of house for $440,000 $425,000 and it is in the nicest neighborhood in Batesville.  Batesville is a "hub" for the middle of no where.  Roughly 1 hour and 15 minutes from Little Rock and 2.5 hours away from Memphis.

Hell of a shock going from $1700 for a HUGE house to $4500 for a 1bd/bath.  In Arkansas you couldn't even find a house to rent for >$3000.

That house is generally rented to whichever new doctor comes into the local hospital... so near the top of the market for the area.


I'm like a Mexican here in California... come out here to earn all my money and then I ship it home Wink

You can buy really really nice rentals for $50,000-$85,000.  

I bought my rental for $67,500.  Monthly payments are $450's, I rent it for $700 and pay the property manager 10%.  Plus property taxes which are like $450 a year and insurance.

I had this loft above a Lawyer/CPA/stock broker across the street from a court house in Jonesboro that was HUGE and roof access. Used to have the friends over to smoke blunts n watch people go to court.  $1600 nicest loft in the city... rofl

Double Edit:

I know there is cheap land in California when you head to So Cal, but this land in Arkansas isn't shitty! (no offense) This a premo little town with nice rolling hills and very green.  Lots of rivers and lakes around within 2hours.  Also close to Missouri (2hr),  Tennessee (3hour),  the closest beach is like 6 or 7 hours away at Gulf Shores, AL and 6.5 hours from Dallas.

I don't know what sort of fee's there are in the US when buying a house.

But as an investment property, you would be looking at a 4-5% return each year, based on $1700 a month(not including any fees).
Most investors want around 9% where I'm from. But If I was looking to move to the USA, that sure looks like a nice place to start.
