Everything You Need to Know About IHT’s First ATO Project
IHT has launched its first ATO project (Karuizawa Happu TimeShare Resort) on the official platform i-house.com, the first presale period is from 9 April to 25 April 2018. Karuizawa Happu TimeShare Resort was listed as atop tourism development priority by the Japanese government in 2017. The resort design was managed by well-known architect Ken Yokogawa and chief interior designer Chen Youjian. The resort is expected to open by the end of 2020 to an estimated value of $80 million USD.
Due to the high interest from investors, IHT has prepared an FAQ:1.) What is ATO? ATO’s (Asset Tokenize Offering) intent is to convert the income generated by the assets into services or product. The public can purchase in advance, to participate in property development. The assets of ATO will be supervised by i-house.com and a third-party lawyer to ensure that the project develops and operates as scheduled.
2.) How can I participate? ATO project is divided into pre-sale and formal sales. Investors can log onto
www.i-house.com to apply.
3.) Which platform can process ATO? Investors can apply and purchase on i-house.com, and also through i-house.com official business partners and financial institutions.
4.) What currency can I purchase with: legal currency or token? ATO currently accepts currency and tokens, but with different terms and conditions. In token participation, users can subscribe directly on i-house.com and complete designated KYC and AML processes on i-house.com. With the participation of the ATO in legal currency, the transaction is not conducted in tokens, it’s like real estate crowdfunding or a real estate fund, need to follow federal financial regulations. At present, ATO only accepts institutional investors and qualified investors to subscribe, and must be approved by KYC and AML on i-house.com
5.) How is profit calculated? The ATO project will be sold at a discounted price, customers can then sell it at a regular price for an instant ROI.
6.) What are the details for the ATO airdrop? Will market prices fluctuate irregularly? IHT Airdrop will be purchased by the asset holders in the market and ATO project investors. Theoretically, the market price of ATO will not have much fluctuation because it has been associated with service pricing. However, as a platform, IHT token may have relatively large fluctuations.
7.) Is the airdrop ratio determined by an IHT official? Can you be clearly viewed on the platform you invest? It is suggested to purchase 8–10 percent of the fundraising amount as the proportion of airdrops. The specific ratio will be discussed by both parties, investors can refer to ATO white paper.
8.) What’s the calculation for bonus, premium price and rental? If you participate in tokens, the project profit is mainly from the services provided by the property side and the discounted price from the purchase. If you participate in legal currency, the project income mainly comes from the project’s bonus.
9.) When will the real estate trading platforms be established? The focus of the first half of 2018 will be on fundraising. A second-tier exchange will be developed for those ATO projects in second half of 2018, to speed up the liquidity of the project.
10) When will the details of the ATO airdrop regulation be announced? On April 9 IHT will release the ATO white paper and open reservations on i-house.com. It will be launched to the public on April 26. For more information regarding regulations, please refer to the white paper.
11) Is it true that Chinese and U.S. investors cannot participate? How can Chinese investors participate? Due to legal regulations in the U.S. and China, IHT does not allow individual investors of these countries to participate in ATO projects. However, institutions are not subject to this restriction. Institutions need to pass IHT-approved KYC and AML procedures.
12) Is ATO a domestic-based project? ATO is a commercial product developed by i-house.com (IHT). IHT has an international team with offices in Beijing, Shanghai, Hong Kong, Tokyo and the Silicon Valley.
