Hello bitcoin miners

Im trying to figure out if building a small mining operation is even viable at this point.
The location would be either China or Russia.
What I mean with small mining operation would be 40 antminers s9 or 80 Ebit E9.

We figured out the location in china already, have family living there, electricity cost for +35kva is about 0,05€ kw/h, in the region getting a industrial status would make it cheaper but lets say its 0,05€kw/h

40 antminers x 13th/s  = 520 th/s     - Watt usage -    56000 watt   (lets say 70,000 with other equipment)
80 Ebit E9 x 6,3th/s       = 504 th/s     - Watt usage -    71000 watt   (lets say 80,000 with other equipment)

We are leaning closer to the Ebit because if we start up in China we wouldn’t be far away from the factory.
Setup cost without any discount

Antminers 60,000€
Ebit             55,000€

Extra costs cables, ventilators, routers... and everything else I take a big number about 10,000€
So that would be an investment of about 70k €

We haven’t decided which Mining Pool we are gonna join yet, but any tips and advice would be welcome.
The startup would be mid July.

With https://bitcoinwisdom.com/bitcoin/calculator I get realy bad results I would pay half my investment back and after 400 days I would start making a loss

I need some help with the calculations, the results have been all over the place.
