now it is clear but to say under 10btc, project stop, minimum 20btc...
there was no way to say that ico finishes when all coins are sold. because there was no topborder where the investment stops.
now you have a clear pricerange where you can calculate.

Price per coin is complicated
Basically there are 400,000 coins for sale. Those will be split over ALL investors, so there isn't really a price per coin. BUT there is a limit of max 40 BTC deposit, so that means that the max price per coin is limited to 0.00010000 sats.
If max of 40 BTC wasn't hit then the price will automatically be lower. So lets say in the worst case scenario only 20 BTC was raised during ICO, that means that everybody will receive a lot more then they bought, in fact 100% more, so max ICO price is 10000sats but it can drop to 5000sats or even lower depending on the ICO result.
If ICO didn't hit 10 BTC then all funds will be returned to the investors, with 10 BTC i cannot run a project. It cost money for listing on a exchange, it cost money to create website, add services, etc, etc.
