ELES platform is blockchain-based platform that serves as a hub between a real estate (RE) fund and ELES token holders. On platform, there is a portfolio with the list of all the real estate (owned by Elements Estates corporate private fund), planned acquisitions and properties available for sale or rent with a starting point in South-east Europe region, and different reports. As such, real estate portfolio is managed by professionals with proven track record.

Elements Estates wants you to have good insight to the real estate portfolio, so this platform displays listed reports based on all standard analyses. Moreover, there is also algorithm considering the level of risk and the associated level of return, which was developed by the team and is taking into account the following parameters: class of real estate, phase of development, location, market attractiveness and required yearly yield.

ELES platform enables Elements Estates of adding lots of functionalities and services on top of the two standard ones, selling and renting. In the near future, you can also expect accompanying services, i.e. ability of paying reservations and security deposits for properties, purchasing time-share options for villas or apartments, accessing to travel agent companies with exclusive prices in ELES tokens, using contracted transportation services to locations payable in ELES tokens and purchasing of merchandise or services with ELES tokens for tourist properties among others. Will platform testing be private or open for all investors?
Platform is now in beta version and is there for everyone to see it. Since we currently do not have any real estate projects yet, it is just an overview as how the final platform will look like and what will be all the basic options on it.
At the same time we are working on advanced platform and will probably launch it with the first real estate to be published on it. This will be the perfect time for community to try it out and see how it functions. We will of course review all the feedback we receive, carefully consider them all and prepare on even more updated version of the platform. So yes, from this point of view the platform will be public and we will gladly review all of your feedbacks.

How will we be able to monitor the investments of the real estate fund in separate phases?
Well, we have a classical infrastructure and profile of people behind. What we do is we first analyze potential real estate projects, we make thorough due diligence (static, dynamic with cash flows, risk analysis, etc.), different scenarios weighted and investment decision. Later on it will be presented on Platform for voting. After decision and acquisition of project a skilled project manager takes over, a set-up of external partners and supervisors is done and a start of the monitoring process etc. Projects will constantly be monitored, timelines and costs re-checked. We will have 5 phases on projects and final date on finish of the projects, like you can already see in beta platform.

I think ELES tokens will be very valuable someday and can I (in the future) rent a place on your platform, (for the holidays) in fiat money? Who will do the transfer? Will you also have some kind of crypto/fiat gateway?
Yes, that is the project. You will be able to exchange your tokens for an ownership of a certain house, villa, property, or go for holidays, where you will rent different facilities with our token. In another words, for buying or renting you will pay in ELES tokens, where ELES will act a currency. In case of Fiat, we will have on our platform a partnering exchange that will have a very easy way to exchange different fiat to our ELES. That is also a very good question, and I thank you for it, because we see a lot of demand for nice real estate from classical markets.

Elements Estates has started to attend several big events and business meetings in Dubai with Agora Group, business and private meetings in London, Delta Summit event in Malta.

During these events and meetings, Elements Estates team has met some very serious and promising private contributors. We are currently in numerous negotiations with them and we want to use these opportunities to its fullest potential. The amount of positive feedbacks from the meetings was tremendous and we want to make sure to give enough time for follow-ups and opportunities to further discussion in order to raise as much capital as possible in the private sale.

Project overview

The Elements Estates project will encompass the novel ideas of cryptocurrencies and asset management through decentralized ledgers, based on blockchain technology. We will build an online platform that will introduce to the market real estate initially deriving from distress asset at favorable prices . Until recently that type of deals in the SEE region were mainly accessible only to large scale institutional and wealthy private investors because of their size and complexity to purchase .

Elements Estates has made its focus on distress real estate to power the fund created for three main reasons:

1. With redevelopment of distress properties, which will help to improve communities, the environment and upgrade urban feeling and surroundings . These improvements to distressed or abandoned properties reinvigorate an area and improve the quality of life for everyone .

2. Because our properties will be derived from distress deals, we will be able to offer the real estate market and ELES community the possibility of buying or renting properties at more favorable prices compared to prices on the direct real estate market .

3. Due to the specific ELES ecosystem and the lockdown period (see more under chapter “Token management”) for each token used, we intend to accomplish idyllic environment for holders of other crypto currencies who will want to transfer a part of the assets into ELES tokens . We are creating it as a crypto-currency with a high potential for the growth of the value which nevertheless has a stable underlying base .
The platform will act as a closed ecosystem in which ELES tokens will be used as exclusive payment mean and offering all the services available to ELES token holders at favorable conditions regarding the general public and will be structured into the three main categories:

Residential Properties which are used to house individuals and families as their main domicile .
 
Commercial Properties which are used by businesses to operate .

Tourism Properties, which are maintained to allow part-time, or one time stays by individuals or families .

The platform will serve as interaction hub between ELES token holders and the fund itself . Users of the platform will be able to see the latest projects, planned acquisitions, properties available for sale and for rent . It will use blockchain technology to verify real estate transactions that will be available for participants using ELES tokens .

The fund will focus on identifying distressed assets within SEE region that can be restructured as real estate projects . Fund will strategically identify properties and acquire it at value that will be significantly lower (up to 80 percent expected) than the market price. These properties will then be finalized/renovated and evolved for following purposes
