Berlin-based tech startup Brickblock announced on Thursday it has successfully tokenized and sold approximately €2 million worth of real estate in Europe.
Brickblock uses its in-house developed Automated Clearing Registry consisting of 15 Ethereum smart contracts — audited by Consensys Diligence last September —  to register real estate shares as digital ERC-20 tokens on the blockchain. These tokens represent a share of ownership, entitling the holder to a share of rent, interest, and other benefits the underlying asset might provide.

The sale, which is the first of its kind in the European Union, was available only to eligible investors, and carried a residential property in Wiesbaden, Germany, worth roughly €2 million.

The Problem of Diversification in the Real Estate Sector

Owning residential buildings for rental remains the most popular option for most people looking to invest in real estate, after all, food, clothing, and shelter are the basic necessities of life. Also, owning what could be turned into a second home with minimal effort or sold when the equity of the house appreciates sounds like the best of both worlds.

Not really.

When it comes to real estate investment options, rentals pales in comparison to the exciting prospects in Commercial Real Estates (CRE) for investors looking to diversify and balance their portfolio.

CRE offers individuals a direct path to passive Investment and high-income potentials across several industries with lower risk. Passive investment gives contributors a hands-off approach to investment, enabling them to literally “invest and forget about it” — no need for making daily decisions about the investment itself. This option is most appealing especially to less savvy investors, who are not required to be knowledgeable about the asset class they are investing from fund managers. Contrary to popular assumption, rentals are fraught with occupancy risk, more difficult to manage, and higher capital cost per occupant. Now in real estate agency there is a lot of birocracy and waiting..long procedures... then you wait again for bank transactions?  A lot of stress for customer and seller... Will be that any faster with your platform?

To be clear - Transaction speed is depending on many factors.
Elements Estates will handle all the needed steps and procedures. But until national land registries are not 100% digitalized and integrated on blockchain, we will do classical contracts as well for changing and signing the ownership in land registers. At the beginning, we will use Smart contracts for ensuring that buyer or renter has enough of the tokens as down-payment/deposits, to lock them for certain period of time needed to make the transfer of ownership legit.
So we cannot (yet) guarantee "long procedures" will be history unfortunately.

WE WILL DO EVERYTHING IN OUR CONTROL TO SHORTEN THE LENGTH OF THE REAL ESTATE TRANSACTION

This answer is what I needed. So at first it will be very similar than a normal procedure for land registers and ownerships etc. And if I get this will be fixed in time. So the smart contracts are just for formality and more for transparency than real official country registers ?

The post-recession period of 2008 financial crash has opened a floodgate demand for distressed assets in Europe. The financial crisis caused the biggest relapse in payment of mortgages all over Europe.


So first markets will be in europe?  is this still on track?
