I am familiar with one project named Xaurum Gamma which promised its investors with timely returns once their project of building villas gets completed. I still don't know where did they stop but the project turned shit and the value of that coin went down gradually. I don't think that after that experience, I will ever trust any crypto based construction business and their tokens.
Xaurum was gold backed coin. It still should be. I do remember they at some point started making some construction.

Creating a token is not the problem but making the token useful for the purpose of which it is created that's the most difficult aspect of this crypto space. That's why there are so many projects today that are useless. Everyone coming with the mind to create a token without thinking of how to bridge the gap of making it useful.

It's not so much easy as you think people are still not familiar with crypto and definitely it will take some time, and yes I went through few articles where most of them have started real estate business from tokens and the Majority has failed. So think and plan accordingly because construction is a different module where tokens can't favour you.

If you want to make something bigger and in return you can create an ERC-20 tokens. Your tokens will be valuable with your construction business increasing.Unless he can show transparency like posting who he is the name of his business and the licenses associated with his business, we should not encourage anyone to just create a crowdfunding, we have had enough of business launching crowdfunding but in the end messes up and running away with investor's money, if he is serious then ask local SEC to regulate his crowdfunding.

If you divide it into tenders, you can auction off the investment for your building in crypto coins. for example, etherum or you want to make your own coins of course by forming a special team in the crypto division. you open a pre-sale and also invest in the construction that you will do. You should think about is there a utility usage that can be linked into your token? There were some projects in the past which have already linked their token holders to be a share holders for the owners of the tokens to the property that has bought by the project or team.
This idea is very very difficult to be implemented. You should try hard as there's not a lot of possibilities to implement the tokenization for the contrcution business.

Honestly speaking you can. Knowing if it's valid or not, what's the purpose why you want to create your own token? Is it necessary to have your own version of your token for the construction business you have? If it's not necessary, you don't have to.
But if you have valid reason why you want to make one, you can say it or not if you want to. But if the purpose of creating a token doesn't have anything related to your business and you think that this will make you rich, I urge you not and just follow #2 suggestion of hulla.

1) No, it wont be valid because there some certain concepts crypto currency investors see before they can be interested in new coin.2) You can link crypto to the business but you dont need to create a new coin or token for your business and if i were you i will just integrate a cryptocurrency payment service like coingate, blockchain API, Bitpay etc. rather creating a new crypto for your business which may somehow impact your business negatively in the future.

You can make a token on any asset platform. Eth, ETC, tron, Counterpaty, Liquid, son also Tari, .... Anyone can make a token there. Issue how many you want choose the one with limited issuance or that you can add more tokens latter. It is very simple. You can do with them whatever you want. Give them to your business partners as bonuses or, ... whatever.
Issuing the tokens based on the building number of houses at the start of the project and setting the time limit .... For example if one is planning to build 10 houses at the start of the project .... then issuing 10 tokens and setting the time limit ....
