dont you need to be a citizen of Philippines to own land? you say anyone welcome but we cant buy it, and there is little legal protection we can have, i had a similar deal in Indonesia when i went to visit it the land owner sold it to some one else and they had started building a hotel on it, after some time applying for what i would consider my rights i found i was given no protection. how is Philippines different?

Technically speaking, no they can't own the land  but foreigners or non-Filipino nationals may however purchase condominiums, buildings, and enter into a long term land lease. Like I said all legal terms are arranged properly with the talks of the buyer, land owner and a legal person in-charge. Yes, more hassle but those terms are discussed properly to protect non Filipino citizen. We are talking big money here. There is no dumb person that will accept the terms that see it's is unfavorable to all parties. Foreigner buyer will face protection here. If one is interested rather than discussing it here as Im not the owner, they can shoot me a PM and all talks will be arranged quickly so they can talk freely to the owner itself who are in business in real estate for a long time.

Just take note that this is only applied for the foreigners. To all interested Filipino, process will be done quickly as long as both parties arrange the deal properly. Smiley

Unless you hold dual foreign-Philippines nationality, a foreigner cannot hold 100% ownership rights to any immovable property in the Philippines. Buying such properties can be quite risky. You need to enter into a partnership with a local national. If conflicts later arise, resolving them can be very complicated, time-consuming and difficult. And financially risky. Philippine courts do not resolve cases within days or months. Cases often take years. This can translate to an extensive loss of revenue (if the property is used for business or commercial purposes).

Plus properties can be quite expensive. As a dual national, I purchased a small plot in Punta Fuego in Batangas for 6 million PHP. That's about USD 125k. That's just for the land. Think about how many bitcoins you will need.

Marry a Filipina who can co-own the property or find a fool-proof way to really really really hold absolute rights to that property. Co-owning with a stranger is like playing with fire.

That is right. But what if the foreigner really wants to open a business here? That's why if someone is interested, the talks with the owner itself will be issued quickly to take on the so called "risk" and discuss all the legal things of this. And besides the thread title is not only meant for the foreigners but for a Filipino also.

How much is the price per square meter for a lot only?
Alaminos Pangasinan is a nice place and I think this is near the 100 islands, a good tourist destination.

Total price per lot is between BTC50 - BTC100. The owner will do the discussion regarding the small details like price per sqm.

And yes, this is very near in our own tourist spot, Hundred Island. Smiley

Because if foreigners outside from Philipines are buying properties they need to come there themself right?

Basically if foreigners will seek some properties for sale, they will check the Service Section first and this is already moved by a moderator (I think) since I first placed it in Marketplace index section.

That is I suppose good because it keeps foreigners from coming
in and buying all the cheap land and keeps it for citizens. But on

Technically yes foreigners can't own a land but they can become a part owner of the land with up to 40% share with a Filipino. For business purposes it is really a great deal as the property are for business lines. We have some legal terms here on how the foreigner will own a share. All process will be done legally as soon as one confirm he is willing to buy.

He can own everything and the Filipino partner will provide a declaration of trust for the foreign partner. The foreign partner will hold the title.

In the condo unit project, Foreigners can own a condo 100% freehold ownership of a Condominium Certificate of Title same with the one in Alos stated above and for beach property.

All will be processed no worries. If one is really interested in all the details, you can PM me so we can discuss this with the owner.

this is the restriction the Philippine government are imposing to foreigner who wants to own properties here this a decades old law and should be repel but the government is not acting on the clamor because of the fear that lawmakers will change the whole frame work of the constitution and extend the government official tenure they really have to change the law to 100% foreign ownership

Yes it's INC.

And in the pic it's look like very near but in actual it isnt.

I see no problem. INC is just there no control outside of their vicinity.

Many businesses and establishment are now in progress around the area so in the near future all lots besides national road will be much expensive.
