Also, you cant just buy land and do nothing with it (at least in my country). You should mow grass, keep it clean (otherwise locals will turn it into a junkyard) and etc. All these expenses will eat all the dividends.

With crypto, in most of the cases it is enough just to buy and hold to get profit.
