”The Impact of Blockchain Technology on the Real Estate Sector Using Smart Contracts”


The block chain technology has been in the topic of much discussion due to its successful application in the crypto currency known as “Bitcoin" which has investment experts, economists, billion dollar financial institutes, big banks as well as governments taking sides on whether it should be legitimized and used as a currency or make it illegal to be used as a means of exchange. However, experts from different field like supply chain management and even from the medical field are more interested in how the block chain technology’s decentralized record keeping and numerous other benefits can be of use to them in their fields of work. This study concentrates on the block chain being used for real estate record keeping, since most geography’s have different procedures for record keeping, this study focuses on Defence Housing Authority in Karachi to check what the impact of applying the block chain technology to this area in Karachi would have on investors, real estate agents, residents and the government.

A Decentralized Application (DApp) is an application that uses smart contracts providing a friendly user interface to smart contracts. A typical example of DApp is a cryptocurrency application that runs on a blockchain network.

A Decentralized application structure is composed by a front-end interface (Web Browser, HTML, CSS) and a back-end interface (Web3 JavaScript). As described in Figure 3, the DApp application interacts with the Ethereum node (EVM) using JSON RPC. JSON RPC is a stateless and lightweight remote procedure call (RPC) protocol that is used by Ethereum clients to interact with an Ethereum node.

The blockchain is a decentralized ledger of all transactions through a peer-to-peer network. With this technology, subscribers can make transactions without the need for a central certification authority. Possible applications include cash transfers, transaction settlements, financing and many other. As the name implies, the blockchain is a chain of cryptographically encrypted blocks containing specific information or data. After a transaction, the data recorded within a blockchain can not be changed since the downstream blocks verify the upstream transactions.

In the context of the real estate industry, there are several possible uses for the block chain along the entire property value chain. In the short term, blockchain can be used to transfer the purchase price for real estate transactions using established cryptocurrencies, as well as through initial coin offerings (tokenization). First experiments have already been observed on the market. For example, Sweden is already working on a blockchain-technology based digital land register. In the medium term, the application of smart contracts is expected. These are electronic contracts based on computer protocols that can automatically monitor the stored clauses or rules and can automatically execute defined actions in the event of a trigger event. Thus, a written fixation in paper form is unnecessary. In the long run, Blockchain will help to significantly increase market transparency and solve principal-agent issues.

Today, the practicable use of blockchain in the real estate context is only emerging and very rudimentary pronounced. The first possible applications have mostly been considered theoretically, but a practicable and mass-suitable implication still requires further development.

With the help of Smart Contracts, it will be possible in the future via Blockchain to design rental and purchase contracts, to provide and evaluate the necessary data for real estate valuation, to commission service providers along the value chain, to map real estate data and to store sensitive data.

Selling to ELES token holders
Users wishing to purchase a property which is held by the fund must do so in ELES tokens.

Selling to the general public
Anyone wishing to purchase a property which is held by the Fund will be able to purchase them through ELES platform. If the buyer is a non-holder of ELES tokens, he will be able to pay in fiat currency (additional exchange fee will be charged) and ELES platform will be obligated to exchange received payment to ELES tokens in shortest time possible.

Renting to ELES token holders
Those users who have signed up to the platform will be able to rent properties (tourism, commercial and residential) owned and operated by the Fund for favorable rates compared to general public. Payment will be made solely in ELES tokens.

Renting to the general public
Anyone wishing to rent a property held by the Fund must do so in ELES tokens.

The fund will be constantly checking available residential and commercial properties against market conditions. As the Platform evolves we aim to offer ELES token holders many more benefits including:

Token allocation: For what is reserve fund (5%) ?

Reserve fund is actually presented by 10% of the all the token allocation. As it is hard to really predict the crypto and blockchain industry as such, we have established here a reserve for future activities. Tokens from reserve fund can be used for any of the other business operations if and when it is needed whether to improve visibility of our brand and ELES, support exchanges, of course all the other distributions among the allocation, but focus on building the business as such.
