Primary target of our investments is South-East Europe (SEE). It is a region with huge investment potential. After the global financial crisis, the region has averaged annual gross domestic product (GDP) growth of 2.3 percent meaning its growth was stronger than the annual average for the European Union (EU) at 1.2 percent (source: data.worldbank.org).



Where did you get this data I would like to real a little more about real estates in the SEE region and the valuation...

Token allocation: For what is reserve fund (5%) ?


Official team answer:


Reserve fund is actually presented by 10% of the all the token allocation. As it is hard to really predict the crypto and blockchain industry as such, we have established here a reserve for future activities.

Tokens from reserve fund can be used for any of the other business operations if and when it is needed whether to improve visibility of our brand and ELES, support exchanges, of course all the other distributions among the allocation, but focus on building the business as such.

Our primary focus for acquiring real estate is on the green marked countries and we add Cyprus to that as well. These are the countries where our management team has the most experiences and knowledge about. That brings us in the best position thinkable for ourselves and for our participants!!!

Will ELES tokens be usable in any other platforms, for any other things?

It is important that token has a good usage in real life and this is needed also for adoption. How useful will ELES token be and what functions will it have?

Platform development
The aim is to develop the ELES platform to a BETA stage with basic (buy, rent and development overview) functionalities already before the start of ICO. Timeframe is presented in
Roadmap below.

The ELES platform will allow ELES holders to vote on which projects are to be adopted by
Elements Estates. This decision-making ability will have an impact on the entire ELES ecosystem and ultimately contribute to the decision if the company will enter into specific, pre-chosen projects. Participants will be able to review summaries on different projects.

The platform will also display listed reports for projects. These reports will be based on all
standard analyses (quantitative/static, and qualitative/dynamic with cash-flow projections)
developed in partnerships with our real estate advisors from CBRE, Colliers and others, and
an algorithm developed by the Elements Estates team that considers the level of risk and
the associated rate of return.

As such, the algorithm takes the following parameters into consideration:
O Class of real estate (residential, commercial).
O Phase of development of real estate.
O Location of the property.
O Market attractiveness of the real estate.

Diana is originally from Italy but has finished her phD in Slovenia, where she met a lot of interesting people thinking alike. With some of them she formed a new start-up company to enter the global markets. She and her team are now looking for nice premises they can use as an office. Soon they lend on the ELES platform.

They find not only that there are offices with reachable rent cost but also that all the accompanying costs are included in the price. All they need to do is to purchase some ELES tokens that are available on different crypto exchanges or over the ELES platform through a partnering exchange and start renting.

Diana opens the account on the ELES platform in the name of the company, so they can register the renting costs as a company costs, chooses the right office and starts tenancy, which immediately reduces the amount of the company’s ELES tokens available for the monthly rent amount.

I am reading whitepaper again and i don't understad real estate value optimization - what benefits will have that and in which fields?
We will gain much value already in the beginning because of buying projects from distressed deals, NPLs with high discounts. More value will be then added with restructuring, and finalization of those assets. Within this whole process real estate value optimization happens, from the purchase to the final finished properties.
In order to do this successfully, we have a strong and experienced team on many levels - when assessing the projects to be acquired (technical and legal due diligence), then when choosing the right reconstruction or finalization method and materials and also when defining the right price for the finalized project as we want to make fast flip-overs.

As you know, the past few weeks the Elements Estates team attended numerous summits, events, private meetings and family offices in Malta, London and Dubai to talk with prospective (private) contributors. These meetings and events were not attended without a reason. The team worked hard on talking and meeting as many (private) contributors as possible to increase the private sale growth even further and we received a tremendous amount of positive feedback.
 
Now at this moment, there are several follow-up meeting scheduled to be attended. The Elements Estates team needs all the time it can get to acquire the most profitable outcome of all these meetings with the private contributors and family offices. 

so in private sale you raised 2.5MIO  will that be enough for start of EE platform?

or you will wait for more funds in crowdsale?

Awesome question! We have already raised our softcap, which means We have the funds to start the EE platform. Our current focus is to get this platform better and better and acquire some first properties so that we can really kick-off well shaped. That would be a great start for the crowd-sale still to come as well. In the meantime, we have several discussions with private investors, which we would love to onboard as that gives us the opportunity to even acquire more real estate which we can than present on our platform.
Summarizing - we have the funds to start (and we did already start!!!) but we aim for pole position and that requires more funds. So please spread the news and help us to grow better!

Reflection on the value growth of the ELES token
A small part of the crowd sale funds will go to the development of the platform, while the majority will be distributed to building the real estate portfolio. With the increase of real estate over a period of time, more and more properties will become available for rent and sale. With every transaction, a certain amount of tokens will be locked for a certain period of time and taken out of circulation. This will have a positive effect on the token value.

i understand this ecosystem - liquidity and higher numbers of transactions will be in future more positive

but still is then this eles token a utility or security token?

expecting answer before i will invest in crowdsale

Im in same positions, crypto is complex on it's own, and real estate too so having some explaination should be good.

With general public we consider also everybody that is not in possession of any ELES tokens at the moment. As the finalized real estate will be advertised also on local newspapers and media in general, this will create demand on ELES tokens as it will be used as exclusive means of payment on the ELES platform. So besides our existing community we mainly count also on this general public to start using our ELES platform. To give you a short reminder, because of buying with discounts, and doing modern properties, we will also sell them with certain discount, which will give additional boost for quicker flip overs. The process of renting will be simple also for general public. All that an individual without ELES tokens will have to do after finding the right real estate for his/her needs is to create an account on ELES platform and exchange the fiat money for ELES tokens that are than used for paying the rent.

ELES token was created and recognized as utility token. The holders of ELES tokens can utilize them for different purposes. One of them is to exchange ELES tokens for using the time in the touristic premises. With ELES tokens their holders will also have a tool to interact with the platform, get updates and information about Fund properties etc.
When renting real estate, paying utility bills and some other services (i.e. hiring a limousine or entering the fitness) are also considered to be amongst possible utilizations of ELES tokens. Second most important utilization will be through selling properties through platform. People with enough of ELES tokens will have an option to purchase certain properties and effectively becoming their owners.
