We are expecting some visits here in Slovenia from potential bigger contributors we are currently in talks with to check our operations, meet some of our advisors from Colliers, CBRE, meet developers and of course see different properties on the market. From financial point of view this is very important for the project. Also, we are still bidding for the first real estate project to be acquired. So from the real estate point of view the acquisition of first such projects is a major thing for us and also for our supporters that will see even more clearly that we are very active with our project and are moving forward to reach our goals.
It sounds very cool that you attracted big investors. Not to mention they are comming to Slovenia and you wont have to go to them. That sounds a little next level. Maybe they are comming to sign some contracts with a black suitcase. That s cool. Show them that they need to invest in a cool idea.

Can't wait to hear the feedback.

I like real scenarios for real life of platform usage. But i like to watch videos - will there be any video in future?

We plan to have some videos prepared when we introduce the next version of ELES platform which will have already listed real estate projects. And you may also expect some introduction video of the first acquired real estate.

We are following and assessing different opportunities and will invite also new advisors on board of Elements Estates if we see this is beneficial for the projects as such and will not unnecessary increase costs.

Interesting token ecosystem:

ELEMENT ESTATE TOKEN

Thanks to the strategic use of token, the Elements Estates project will create its own eco-system managed by the platform. The goal is to maximize the opportunity to increase the value of tokens with real-life tokens and to ensure that all users of the token, fund, the parties we work with, and the wider community generally benefit from it. The Token will be used as a means of payment in each Transaction relating to assets owned by the Fund to ensure security and transparency. All services are paid only in the chips that will be offered to the users. The Token is one of the first crypto-valves that combine blockchain with emerging technology. The Token is classified as a communal sign because the owners will not have the property or any shares of the corporate private fund and will not receive dividends. However, they can benefit from platform usage and implementation.

The platform will act as a closed ecosystem where tokens will be used as an exclusive payment method and will provide all available services to markers under favorable conditions for the general public and will be structured in these main categories: domestic and family as their main home, commercial properties that businesses use for business and tourist properties, which are maintained to allow for one-off or one-off stays of individuals or families.

The platform will serve as the center of interaction between the ELES character trainer and the same fund. Platform users will be able to see the latest projects, planned acquisitions, real estate available for sale and lease. Using blockchain technology, she will check real estate transactions that will be available to participants using ELES tags. The Fund will focus on identifying problematic assets in the region of South East Europe that can be restructured as real estate projects. The Fund will strategically determine the properties and acquire them in values that will be considerably lower than the market price.

The stakeholders

The token establishes a market between banks which hold distraught real estate assets, the borrowers and the investors, mostly retail investors. As a utility, the token represents a private real estate development fund established by the company behind Elements Estates, and by using the token in question, the ELES, the investors are promised to be able to tap into the opportunities unlocked by the fund. The fund takes over as an owner and landlord of the properties it invests into.

The Market

Since the 2008 global economic crisis, despite of relative recovery in the stock market, the situation in the real estate market has been met with a large amount of distraught properties left over from the market crash, mainly because consumer spending and purchasing power hasn’t grown in concert with the financial markets. From the perspective of the banks, this means increased risk exposure from non-performing or poorly performing loans. From the investor’s perspective, this means a potential opportunity in gaining hold of undervalued assets, and from the consumer’s perspective giving up the asset is often better option than defaulting on it. Elements Estates strikes a middle ground, and establishes itself as a neutral market mechanism, a bridge between investors, consumers and the banks. This newly created marketing channel may provide liquidity in the market, and potentially help the market towards recovery at large. At least, the end result would be more opportunities for retail investors in an otherwise opaque market.

Elements Estates is a promising ICO, focused on a potentially humongous real estate market in Europe, particularly, distraught assets. Or properties, where the borrower has difficulties paying back their loans.

The product

The company behind Elements Estates intends to build a decentralized investment platform, wherein the properties are listed on the service, and represented as offerings for prospective investors. According to the whitepaper, the product is access to a specific market. This actually raises a question about the properties themselves. The whitepaper mentions that different stakeholders are connected via smart contracts on the blockchain, and hence the blockchain establishes trust between the parties involved, but there’s no mention about security tokens representing the individual properties, yet. If such an opportunity does arise at some point, it would definitely be an improvement. Otherwise, the system is sufficient for a decentralized real estate agency to operate, successfully in theory. At the moment, the single point of failure is definitely represented by the fund. The smart contract, specifically.

This kind of settlement has to be airtight to work out, because the properties aren’t represented as tokens themselves. What makes the process unique is that the properties are intended to be auctioned on the blockchain. An auction contract could in fact work out of the box. There’s mentioned deposits, maintenance fees and so on. All separate processes definitely need their own smart contract.
