I don't mean to piss all over the guy who has worked in construction but their is no way of determining what needs to be spent on that property just from looking at images because a full survey would be necessary to identify structural issues, subsidence issues, potential damp and so on.

Current needs for reconstruction and renovatons are estimated to about 2BTC : incl. Internal heating system, water reservouir, renovation of internal doors and floor, Bathroom with Toilet and Shower in each room.
The goal of new owner is to make from it a 4 room B&B.
Co-investors are still welcome.

The House would be renovated for sure, but for 3000 qm Ground it was even very cheap - there are over 10mil armenians around a world and everybody like to have a piece of ground a Homeland.

How much investment in your prediction is needed for reconstruction?

It depends on what you want to achieve. If only the essentials I'd recommend adding styrofoam and plaster to all the outside walls to insulate the building. It would also make it look much better from the outside. That would cost about €3000 for the house of this size. Also old wooden floors in one of the rooms would have to be ripped out and new insulated ones put in. The cost would depend on the materials you'd like to use. The cost would go up starting from concreteYou could also use some central heating in the house because I doubt that stove can keep the bathroom warm in Winter. Oh, and you don't have any downspouts. That's an important thing unless you want to have moldy walls Wink

yeah, but it looks like the value was in the land, a building can be re-constructed easy enough, if you have the land.

Depending on how armenia does it too theres a building already on the land so it's already got planning permission. One could simply take down the existing structure and build another in the contract of the planning permission.

Was it here on the forum or on some other site? I've worked in construction and this building would require a lot of work, especially a lot of insulation. With those high ceilings and concrete it's going to be expensive to heat in cold months. Those wooden floors also look like they're in a bad shape.
Anyway, congratulations on the deal, most people wouldn't pay this much for it.

Is anyone taking this even remotely seriously at all?  You have no documentation, attempting to sell (or even 50/50 ownership) of a crappy property for... 10 BTC.

I see not even a mention of escrow.

All documents are available and will be provided to buyer either upon arrival to in Armenia or electronically. If he escrow is the way one need to do the deal, we can arrange it too.

And if you mean with strong house, the building, it is massive house build of stones.
