As much as Armenian Real Estate will appreciate in value sooner or later, as per the pictures the place seems like no good investment.
Roof and general looks don't look ideal.

You're being kind; that roof is just awful. But by US standards, 30BTC for this house doesn't sound like a bad deal. I don't know anything about Armenia though, nor its real estate market. Is this place in a high crime area or what? Looks like it would attract lots of bugs & rodents. Good luck with your sale. As already mentioned the roof is metalic and covered with Zinc to escape corrosion due to high differences in temperatures during the year.
The 30BTC is not only the house but also the Gardn with 3000qm (0,3 Hektar or almost 1ar).
The market prices in that region of Armenia are similar, e.g. for 100BTC one can get almost 1 Hectar (10000qm ~ 2,5ar) Land with 6 Houses e.g https://www.list.am/en/item/7669586
Bugs & rodents sure are there but as usual as for any garden.

Newbie, 4 posts and you are trying to sell a house in Armenia with almost no information or pictures? It seems even scammers are getting entitled these days 
Do you actually expect to receive serious offers on a home that you are only showing 1-picture? You have to show more than just a crappy roof to sell a house for $70,000+
