can we hear admin address these questions - does RentBerry have plan to provide Ide solutions to these 'problems'
Hello Everyone,
I have been in Crypto for a while and been looking in Rentberry for a while cause I am a landlord with multiple rental properties so rentberry interested me alot. My goal was simple, can rentberry replace my property management company which charges me 9% + expensive repair/maintenance work.
But after researching and registering I really don't see a benefit from a Landlord perspective. I'll list my issues below, please educate me if I missed anything. It's mostly focused on marketing your vacant unit, which isn't new. I have occupied units, so not much help
1) If all your units are occupied then whats the point of rentberry? Their whole bread and butter is advertise your vacant unit. But there are many websites that do that, whether it's on a blockchain or not doesn't have any effect on this
2) Rentberry has no lease templates. I thought Rentberry will assist me with a lease template that I can use and modify to send to tenant. But all it has is upload your own lease. Upload option has no value to me
3) Many of my tenants pay cash - they deposit in my account or use a service where they can pay cash and gets deposited. Rentberry has no solution for this, not that I saw.
I'll list the things that Rentberry should have that will benefit me as a Landlord:
1) A way where tenants can pay cash. Rentberry might have to partner with someone to accomplish this (like they did for ACH). Many tenants are not tech savvy nor have the patience to deal with app/websites. For these tenants, if I can give them a code and they goto the nearest convenient store/currency exchange and pay rent then they will be happy.
2) Rentberry should provide lease templates which we can intuitively modify. Uploading my own is not helping me.
3) I would like one repository of all the information of my property. It would be nice if I add my property to rentberry, upload closing docs/title, misc docs, etc. So I have one place that has all the information of my property. Right now, it seems you can only add a property if you want to put it on the rental market (which I don't, they are occupied)
4) Rentberry communication app. How cool and valuable it would be if I had most, if not all my tenants on a rentberry app (like whatsapp for rental management). Tenants message me if there is an issue (rather than phone calls, I hate phone calls, I like to get to the point of the issue). So the communication app has landlord, tenants, and anyone else I want to add (ex. maintenance guy, snow removal guy, plumber, etc.)
5) They need an app, not just communication app to log in to see rental deposits, who hasn't paid rent (notification message to me on rentberry app stating tenant XYZ hasn't paid rent yet).
This is just the start, I have few other things but landlords can save alot of this company implements the right things. Right now I pay too much to these property management companies who feast on repairs/maintenance.
