I can ask my realtor to make me a list of comps recently sold that are the same size lot and square footage in the area.

They made a list for me a few months back but I wouldn't think that would be accurate enough even if I posted it.

Once I have that list I will post it here along with the asking price.

Ok what are the comps in the area going for?

The property is out of the path of the lava. People can judge what that means when they see where the property is which I will disclose the general area at the right time.

When the lava was flowing you could see the glow at night if you went to the highway that the lava was approaching. Epic stuff.

So long as its not in the path of any potential laval flows, I'd say in general that is some very lovely real estate out there; some would consider the Big Island to be America's last frontier.. (so is Alaska, but Hawaii is much more habitable).

I would totally move out there if my job wasn't tied to a city. Depending on the asking price, it could be a great adventure for somebody. So long as you don't mind being a stranger completely out of your element and subject to the occasional racism (regardless of what race you are.. its really quite fascinating how racism in Hawaii works).

I can get some up but just keep in mind I am working on the house to get it in a better condition. (Painting, touchups, etc.)

As far as carrying a note, the house is for sale in full. I will not carry a note on it. The house is paid for free and clear at this point.

Was hoping for a little more clarity as far as the location. I'd also be interested in hearing the asking price and if you were willing to carry the note on he property.

It is on the east side of the Big Island of Hawaii.

Yes I will be accepting escrow as do most real estate transactions are done.





It is within the vicinity of the Kilauea (pu'u o'o vent). Probably a 30-40 min drive.



The house is in a state where someone could live there as of right now. But I wanted to fix some things up to make it more presentable to potential buyers.

This will be documented in this thread for transparency.




Big island.

Few miles from the ocean. From an actual beach it is about 20-30 min to a beach which people swim at.

Lots of trails around. Some are 2 miles away some are 10-20 miles away.

Quiet neighborhood.

Volcano national park is 30-40 min away max.

Lots of wild space around.

Land marks...hmm (not sure what you mean).

There is a neighbor across the street, on one side (the other side is an empty lot), then there are neighbors down the street. These are all 1 acre parcels. The lot directly in the back is empty but there is a lot next to that empty lot that has another neighbor.

It's pretty much a private area in a growing neighborhood.

Probably 10 houses in a 1/4 mile up and down the road the house is on. Friendly neighborhood.

Pics inside will be coming as I get to them. Sorry I am working on the house so I will post them as I get them done and as I get some work done.

What island is this property located on? How far from the beach? How far from any trails, state parks, or wild space? Close proximity to any major landmarks (natural or commercial)? Some people like the quiet, some people like the activity. How close are the neighbors on either side and behind you?

Can you share any pics of the inside?
