Of note....in Houston, TX, real estate taxes are 'killing" me every darned year.
They are roughly 2% per year per current year RE value...you can have 3X of the house (in $) in Cali, 4X in Colorado for the same tax.
As valuation rises, that 2% becomes more and more. The only limit of increase is 10% increase max for the year, but if, say, property value increased 20% in a year, this means that you would get hit with 10% tax increase two years in a row, unless value drops in year 2.

But no income tax.

You have to pay somehow for the quality electric infrastructure...

Not sure if this is serious or sarcastic considering how much shit my state gets for the icepocolypse a couple years ago.  But TX is bringing big time mining companies into the state and they are balancing the grid.

The lack of a state tax IS quite nice.  But yes, the property taxes are the other end of it all...

Yes I was being sarcastic about the cold event, I don't pretend to know what has been going on since then. And Texas is supposed to be "low tax".

As a Texan, I will say this.  Ultimately it is pick your poison.  But at least the policies in TX favor your actions rather than just your income.  If I make a $2mm/yr salary and live in a house I bought in 1991 for 72k then I pay less taxes than if they take a percentage of my earnings.  It's really all about time preference.  TX is not perfect.  But it is WAY better than many of the alternatives.

In my opinion, the entire US is in a state of "fucked".  But TX and FL have been shining lights of the way we COULD do things.

What if this whole FTX thing was really a set-up.  Powers that be come in... got SB-F hooked on SOMETHING.  Have you seen the videos of him vibrating like a diesel engine?  Then nudge him further and further into the red 'till they set up the collapse.  Have legislation ready in the countries they control to try to bring the whole thing down over a few weeks...

You are smart to mix water with oldschool listerine .

I bet you do not stuff the turkey and cook the stuffing on the side Grin

I stuff it halfway through cooking. Grin Crunchier and oilier breading and the turkey does not dry out or lose out on developing an amazing fragrance and taste. Also more hygienic. I can't believe thermodynamically-challenged people stuff the turkey straight before cooking and think that lower core temp will somehow deal with the gross raw meat bacteria soaked into the breading.

At the risk of sounding "thermodynamically challenged", I would always have assumed that stuffing a turkey or chicken prior to cooking wouldn't really have much of a negative effect, in terms of bacteria. Surely (and don't call me Shirley), if bacteria from the meat were to soak into the breading [sic], the bacteria would still end up being killed since the entire contents of the oven would then be spending several hours at 180C (or whatever).

However, I know little about this and would like to be enlightened for future (Christmas dinner) knowledge. I wouldn't like to poison anybody (unknowingly).

It will be soggy, unroasted stuffing (yuck) and worst case scenario: you did not adjust the temperature and cooking time in relation to the new, extra mass you shoved into the turkey and it may have not cooked enough to kill the bacteria soaked up by the breading as the bird will now take longer to heat up to a certain cooking temperature and since it cooks from outside to inside in an oven, it may not cook the middle (extra mass) in usual recipe time or at the right temperature for long enough.

And as our turkey chef, philipma1957 has told you in his post, the meat would be dry due to longer cooking and it would screw up the Turkey, if you adjusted the cooking time/temp.

A guess would be air does not insulate well against heat.

So the empty cavity allows the oven's heat to get inside and cook the bird's insides quicker.

A lot has to do with your cooking method for a big 10 kilo or 22 pound bird vs a 13 pound bird.

You may need to keep bird on the heat of 325 or 350 f for an extra 45 minutes which will dry out the breast meat.

say 6:45 not 6:00 even. Also if the bird is not fully defrosted you can have time issues and dry out the breast meat.

Of course you can spatch-cock that mother fucker which turns around all the rules of time and temp.

Better yet deep fry the bastard but you have to be sure the bird is thawed or hot oil will fly every where

A story: In 2007-2008 RE prices were collapsing and PTB probably 'engineered' a sharp spike in oil price to counteract and stave off deflation.
You can look at the oil charts back then, they are very informative (from $60 in Jan 2007 to $140 in June 2008).
If this thesis is correct and RE prices decline by at least 20% globally next year, this ought to put assets held by banks in a pickle, yet again.
They can't go the same route as in 07-08 (increasing energy prices) because right now it would favor the 'wrong' crowd, right?

So, which assets they will try to push up?
It can't be stocks or bonds because of high interest rates (assuming that they can't lower those yet).
Then what?
The only candidates from my perspective are PM (gold mostly) and bitcoin (maybe other coins as well).
