Hell of a shock going from $1700 for a HUGE house to $4500 for a 1bd/bath.  In Arkansas you couldn't even find a house to rent for >$3000.

That house is generally rented to whichever new doctor comes into the local hospital... so near the top of the market for the area.


I'm like a Mexican here in California... come out here to earn all my money and then I ship it home Wink

You can buy really really nice rentals for $50,000-$85,000.  

I bought my rental for $67,500.  Monthly payments are $450's, I rent it for $700 and pay the property manager 10%.  Plus property taxes which are like $450 a year and insurance.

Edit:

I had this loft above a Lawyer/CPA/stock broker across the street from a court house in Jonesboro that was HUGE and roof access. Used to have the friends over to smoke blunts n watch people go to court.  $1600 nicest loft in the city... rofl

Double Edit:

I know there is cheap land in California when you head to So Cal, but this land in Arkansas isn't shitty! (no offense) This a premo little town with nice rolling hills and very green.  Lots of rivers and lakes around within 2hours.  Also close to Missouri (2hr),  Tennessee (3hour),  the closest beach is like 6 or 7 hours away at Gulf Shores, AL and 6.5 hours from Dallas.

I don't know what sort of fee's there are in the US when buying a house.

But as an investment property, you would be looking at a 4-5% return each year, based on $1700 a month(not including any fees).
Most investors want around 9% where I'm from. But If I was looking to move to the USA, that sure looks like a nice place to start.

Thank you very much for the kind words.  Arkansas does have its perks with their real estate prices and the cost of living being so low.  This is really a beautiful area of Arkansas as well... not flat and shitty but very hilly/lots of rivers and about 1.5 hours from Little Rock and 3 hours from Memphis.

There are a number of New York's who own homes in Arkansas under property management.  This house for example rents for about $1700 a month.

take it off the market, hit me up in about 5 years when BTC reaches 40K a piece - I'll buy this then.

You can see the lake much better, but it still doesn't show how thick this house truly is.

It has a three car garage ect.  I'll get better pics in the next day or two.
