Either the location where your property is located is not much in demand or you are using the wrong sources to get your work done. You need to do some research about this first and then try to work on what's not working out in this situation.

In every location, there must be at least some real estate agents who work on such things, it's their profession to help people buy, sell, or rent properties, so if you think you are unable to find any buyers for your house, maybe you should approach some of the agents around that area and they will work for you and will charge you some commission once they find you a customer for your house.

There is one more thing you need to do before you do the step above. As mentioned by @Lucius, you need to make sure that the house you are willing to sell looks good both from the outside and the inside. The reason is that when someone wants to buy a property, they pay visits to see how the house is, and they will only go ahead with the deal if they find it in good condition. So you might need to spend some money on that as well.

These are the steps you need to follow if you want quick results. Remember, never mention in front of the agent or the customer that you are selling the property hastily because that will give them a reason to reduce the price. Act like you are not in a hurry, agents will still do their work because they earn money from it.

Buddy, tbh at this time im also in Indonesia and selling houses directly in Indonesia even though it is very worth it to buy but in the end it will be very difficult to sell a house at a price of around 0.2 btc or if calculated to IDR now is Rp.200 million it is still very difficult to do.   Not without reason because we know that the majority of the economic level in our country is still quite underdeveloped so that to collect that much money is clearly difficult to do so that to pay in cash for Rp. 200 million still seems difficult especially when we live in rural or remote areas.

But it does not mean that this cannot be done, it's just that you need to look for or do marketing techniques more widely because after all, nowadays people from big cities will still try to invade areas that are far from urban areas to place their assets there.

Why I say this is difficult and takes time because I have felt what you feel when I sold a piece of land even though the price was lower than the market in order to sell quickly but in the end it took time to find a new owner.

I am also from Indonesia, looking at the economy now it is very difficult to find a home buyer especially with the price you offer it is quite large for Indonesian citizens on almost all islands, currently more people choose to rent a house than buy directly, that's because the economy is unstable and home expenses are quite large for living expenses, maybe there are one or two people who want to buy it's just that you haven't met that person, you might have to meet a lot of home sales agents to help you.

This is not the time to make such approach. Know that these coin have increased in price. If the price increase more next year, know that next year would also likely be the start of bear market. Think wisely.

I think you gave a good opinion here because currently now the price of Bitcoin is very high and even though we are expecting the price to increase more but the price may not record much increase again after 2025 thereby the bear season may occur but if he still insists on selling his house to buy Bitcoin at this high price let it be that he has a long term targets and let it not be that he will be under any form of pressure to sell his house to buy Bitcoin perhaps the house might even increase in value from next year and if it is sold within the bear season it will be more advantageous to sell the house and buy Bitcoin at a DIP price. If you want to sell a house fast then you got to sell it for cheaper than the market price, if 1sq feet is $100 then you might be willing it to sell it for $70 then the agents will get interest because they know they can potentially make profits if they buy from you and sell for higher price and usually selling any house won't be fast enough unless it's in some kind of prime location or someone who is in real need for that place.

One of the major reasons why I don’t usually advice against selling off of properties and buying bitcoin is because the investor might have weighed their options and saw that the decision is worth it. For properties like housing I will first advice you to put it out for rent as it can be a way of passive income if at all the house is still in good Shape. Bitcoin is continuous investment thing money gotten through passive incomes can be use to invest in it gradually.

But if you have made up your mind to actually sell it out it is still not a bad option because the properties like house depreciates if left abandoned. So for selling it off I think you need to be patient or properly give this deal to Realtors, because they are the only people that can market it properly and get buyers fast. But be sure make sure you know the Realtor very well because they are one conniving people that are hard to deal with and don’t act desperate to them. But trust me they will sell it off fast for you

Why not do a quick survey with your contacts, friends, and social media followers? This survey should be based on the reason why someone should buy your house. Ask them, what is the reason why someone won't agree to buy your house. It could be that the environment lacks good electricity, bad roads, lack of security, and poor connection which is why no one is interested in the house yet. You know a rented apartment is different from buying a house. If one rents an apartment and faces challenges he can relocate after the rent is due. But if the house is bought with issue then it will be a big work for him to start looking for a buyer.

I would also advise you not to sell off your house but instead, you should rent it out. If you add the money you used in renting it out added with the savings you have made for investment. It will be a good investment and after some months try to get more money added into the investment. We all know that the price of Bitcoin won't just go up immediately after investing. So there is more time for one to still invest more.

First, you need to ensure that the house is in good condition. Nobody will buy a house that they would spend more on repairs. The price will have to be reduced further if it is not in good shape.

Second, have you ever gotten offers from any interested buyers? If you have, you should enquire why they failed to buy the property. You can get an honest report from them if you ask.

Third, you can consider registering with more estate agents. These agents are good in marketing properties especially if you promise them high commissions.

However, if I was the owner of the property, I wouldn't sell it. I might consider renting it and using the money to fund my DCA buying strategy. It is better to prepare for the bull run before it starts.

You will not get the best deal for your property if you are desperate, and from experience I can tell you that at the point where you are almost completely frustrated is the time where you will get a client who will be willing to pay the fee you demand.

Don't be in a hurry to sell; if you cannot get a client who wants to buy, try putting the property up for lease.

You can try to offers your house to your circle, relations, or even your other families. Who knows they need house and your house match with what they want. Usually, that is a strategy where the owner use and they can also put a for sale sign on the gate.

I don't know how purchasing power of the people in your city because it has something to do with home sales. If many people search a sale house, your house will have a chance to get a right buyer. But if not, you need to wait for more.

You don't have to spends about $10 for advertising on those platforms and it is better to use that money to invest in Bitcoin. You can just wait until you get the buyer and do something for that house. Maybe you can rent your house with a good price.

I don't know many people, who sold houses by posting ads on Facebook marketplace. There are specific platforms for listing houses/apartments for sale. Another problem is the location. Nobody is going to buy your house, if the location sucks.
I also wouldn't advise anyone to sell real estate properties "fast". Real estate prices are also going up and keeping your house is not a bad idea. Maybe you could use your house as a collateral to get a loan and buy BTC that way, but I don't think that any bank would approve such loan.

You can't sell something that others don't want to buy, and obviously your house is not attractive to others, whether it's the condition of the house itself or maybe the location where it is located. As for the location, you can't do anything about it, but in order for the house to attract buyers, maybe you should invest some money in its decoration, new facade, windows and doors and everything else that can attract buyers.

About selling your home, I think it is inappropriate for you to seek advice on a forum because no one knows the location of your home, the condition of the home, or what the real estate market is like in your area....If you want to sell your house quickly, it's best to find a real estate agent or real estate broker in your area. First thing first, I am also from Indonesia, and looking at how our economic has been going recently, the purchasing power of our people is decreasing because of deflation, so I think you would have to wait until the economic is better. I just check that 0.2 BTC is around 190 million rupiah, and i it's indeed cheap compared to the spec of your house, even if it's not located in big city, but then again, are your house near public facility like hospital, modern market, good school, etc. That will also be people consideration before buying the house.

And also, I think selling your house, and then put the money all in Bitcoin is not a wise decision. Better to start some business, especially a business which you can export your product. After that you can put some of the profit of your business into Bitcoin regularly every month.

You want to be like Binance founder who first sold his house for $2 million or so and used the money to buy bitcoin. Bitcoin fell in price but he was lucky as bitcoin was still undervalued round that time and the price increased significantly.

This is not the time to make such approach. Know that these coin have increased in price. If the price increase more next year, know that next year would also likely be the start of bear market. Think wisely.

It's weird you asking this on global board because we're different, different culture, different buying power etc.

If no one interested to buy your house, it means either your house is bad, you set the price too high or not much people have enough money to buy it.

If you don't mind to be unethical, you can use dark empathy. You can create a fake story that you want to sell your house to pay medical bills of your parents or you want to pay your debt due to debt collector keep hurting you (of course you need to show the pict you bandage your hand etc).

Sometimes location can be a problem to someone in terms of selling there properties because if a property is situated on the area that is not good enough for some certain people to stay or established there business it becomes very difficult to see a buyer, so I think that should be the reason why you have not been able to sell it, however I would suggest you should stop spending $10 monthly on those platforms because if you continue that way you may likely going to even spend so much money considering the fact that the possibility of selling the land within some certain period is not sure.

However in my own country there are so many other methods to use if somebody wants to sell his properties because we normally have agency that is specialized on those area and the good thing is that they are very connected so getting a buyer is mostly easy for them, though they always have a certain percentage after helping the clients to sell there properties, so actually if your country has such agency it would have helped you to facilitate the whole process.

For me even if there is a serious bull market coming I will always focus on my gradual Bitcoin accumulation and never sell my house to buy Bitcoin because if reasoning the whole idea on different perspective house is a huge assets and not a liability because the more the years is going that's how it is appreciating in value because there is a high tendency that if the house is worth $30k now it could possibly reach $60k to $70k in the next ten years and above depending on the location.

I wouldn't advice you to sell your house because you're anticipating Bitcoin to get really bullish by next year. It's a very risky strategy to ever consider and if you have an alternative option to look out for as a consideration in place of using your house, I will advice you do so.

But if you've analysed and found out that you're comfortable with selling of your house, then what you should do to easily get buyers from your region is to go source for housing and real estate agent who will help source out for buyers fast enough. They will require to get a certain percentage from whatever amount you've sold the land but that's not always much. An alternative could be to go to Facebook and join some Indonesia online house selling platforms and post that house with the amount you intend selling it. Once you've done that, buyers will definitely come for negotiation and that way you can easily sell it.

But if I'm in your shoes and own a property like that, it will be better for me to give it out for rentage and from whatever amount I'm receiving from the rent, I can now decide to use it for buying Bitcoin regularly through the DCA method. That way, I'm still in possession of the house and I still have some Bitcoin. There is no guarantee that by next year, Bitcoin will get to whatever price you're looking at. When you're going into it this aggressively, after you've successfully sold the house and used the money to buy Bitcoin, what will likely happen is that when next year comes and Bitcoin doesn't get to the price you've expected it to reach, you will be at a cross road where you're tempted to sell at a loss.

Bitcoin is a volatile asset so while investing, ensure you do so in a responsible and well calculated approach.
