New Hotel In Phuket

Founder and CEO of Veranda, Verawat Ongvasith, spoke to Bangkok Post about a new hotel in Phuket that is being currently designed.

«We expect to start construction by the third quarter of 2021, then we will wait for a recovery in the tourism market before launching residential units for sale," he said. "The Phuket tourism sector is likely to bounce back in the second half next year.»

The project will comprise four-storey towers with a total of 150 hotel rooms, branded and operated by the Veranda Resort. It will also include residences under a separate brand, in two-storey buildings for condo units and villas.

"Covid-19 has driven Thailand to stand out as one of the world's safest destinations. When vaccines are available, Phuket will attract vacation home demand from foreigners", – says Veranda CEO.

Mr. Verawat believes in a positive scenario for 2021, assuming a vaccine becomes available in Europe, which is a key traveller market for Thailand.

«An influx of tourists from Europe will return quicker than expected in 2021 as they will be able to travel anywhere around the world once they get vaccines, no matter if people in those destinations are vaccinated or not», – he added.

How Will Travel Change In 2021?

The New Year is right around the corner, so we have decided to look back at this year in tourism and make a forecast for the near future of the hospitality industry.

The main trends we have already seen this year will continue developing. The sense of uncertainty that led to a decrease in bookings will stay — people now plan trips at the last moment. Until the situation returns to some semblance of normalcy, people will stick to this behaviour. With that said, as tourist traffic recovers, planning in advance should once again become more beneficial, and people will come back.

Another thing is that with less income, people became less mobile. Unfortunately, this is unlikely to change next year. What is here to stay, however, is domestic tourism. In 2021 it will continue to be the driving trend of the hospitality industry. If previously people used to travel to a handful of popular destinations, now the word “mass” in regards to tourism has become synonymous with “unsafe”, thus more and more people choose the seldom-travelled routes and resorts within their countries. This means domestic markets are expanding from within. Customized travel has also become more prominent — smaller tourist groups, carefully designed experiences, and guided journeys through nature reserves. There is a growing demand for vacations centered around outdoor activities — rafting, horseback riding, bike trails, fitness tours.

It’s hard to make a solid forecast for the near future of international tourism — it depends on a plethora of factors and decisions made by multiple countries. Of course, the world will continue opening up again, but it will be a very slow and gradual process. Firstly, new medical certificates required for international travel will be introduced, and people will keep cautious about catching a disease. All of this leads to a conclusion that crowded resorts aren’t coming back anytime soon, and when they do, most people will be wearing masks.

VACANT PARIS HOTEL TURNS HOMELESS SHELTER

Normally the Avenir Montmartre hotel in Paris attracts dozens of tourists thanks to its scenic view on the Eiffel tower and the Sacré-Cœur Basilica. However, COVID-19 scared off all the guests. Now the hotel rooms are occupied by homeless people. For a year the hotel has been providing rooms to the charity organization Emmaus Solidarite. Now, people who would otherwise have nowhere to live, get to stay in the hotel.

The charity organization covers the full board. It is funded with government grants. In addition to helping with accommodation, the charity also helps the homeless find a job and a place of their own.

Apart-Hotel In Russia Is Developing B2B

Going to Vietnam without taking a flight? It’s possible if you stay at the Hanoi-Moscow hotel, where you will enjoy Vietnamese cuisine and try out acupuncture.

The apart-hotel has been open for some five years. It used to be focused on taking guests from Vietnam and China, but last year it reprofiled towards a different audience, and continues working despite the industry-wide crisis.

Amid the pandemic the apart-hotel reprofiled towards businesses. This helped compensate for the quarantine slump in booking rates and recover satisfactory revenue levels. Now Hanoi-Moscow works with companies that need to accommodate employees for one reason or another for a period from one week to several months. The hotel also hosts business travelers who are staying for a day or two.

Barcelona Hotels Offer Long-Term Stay

In the face of the pandemic, Spanish hotels have successfully taken on rental apartments. It is now much cheaper to stay at a nice hotel than rent a residential apartment. A great example of this phenomenon can be easily found in Barcelona, where some hotels have even gone as far as developing special programs for guests to stay for long.

Guests using these programs get to enjoy all the same hotel amenities, occupying the rooms usually provided to tourists, except they pay much less for the privilege.

For example, the hotel chain Gallery has implemented a similar program in its hotels in Barcelona, Malaga, and Palma de Mallorca. Living in a four-star hotel in one of Barcelona's best areas will set you back 700 euro/mo plus 10% tax. For this price, in addition to a standard room, you get breakfast, two laundries a week, room service and a 25% discount on the restaurant menu. To put it into perspective, when booking the same room using Booking.com, a month of stay will cost some 2700 euro.

Local Tourism Is More Than A Fad

The hotel industry turned out to be one of the most affected by the COVID-19 pandemic restrictions and travel bans.

With borders almost entirely closed off, the only chance for hotels to stay afloat is to accommodate locals.

This is how this spring, hotels in the Czech Republic got 15% more requests from local clients, and 78.2% less from foreign ones, claims a CoStar Realty report.

In China, according to data from STR, the local market accounts for 90% of demand for hotels, and the fastest occupancy rate increase was registered in resort areas as well as mid-range accommodation facilities.

Hotels that have a well-developed domestic network come out as the winners in the current situation.

The approach to choosing hotels has also changed — it used to be about price first and foremost, but now that guests have concerns about their health safety, price is no longer the primary factor.

What changes are required?

Today it is vital for hotels to promote themselves on the domestic market for the domestic audience, and their messaging should revolve around travel safety. In addition to this, all public spaces, including bars, restaurants, fitness centers and SPA facilities must comply with strict health safety procedures. Rooms must be provided with high quality meals and a fast Internet connection. Another approach to consider is to offer combined business and leisure options as well as maintain your relationships with event organizers and platforms despite the fact that the business event market might take some 1.5 years to rebound.

"Tourist Bubbles". Travelling During The Pandemic

To support the industry most affected by the crisis, governments of various countries are trying to create so called “tourist bubbles”. What is it? Let’s find out!

One of the first bubbles of this kind popped up in Europe in May. Three countries — Lithuania, Latvia and Estonia agreed to establish free travel for citizens between their countries. Considering the small population figures of these three countries and relatively low infection rates, the initiative seemed like a sound solution to support air travel and tourism in a difficult period.

Soon most of Europe was forming a giant “tourist bubble”. With that said, countries were opening their borders gradually and on their own time, deciding which countries and on what conditions to let into their bubbles. For example, Italy and Germany quickly lifted the restrictions for those who arrive from other EU countries or the Schengen Area.

Despite the fact that this concept can’t be considered unequivocally successful (the number of infections has risen nonetheless, and countries are closing down for quarantine), it is still one of the most effective models for supporting the travel business.

European Union On Changes In Tourism

As we are trying to hold the second wave of the pandemic at bay, which shows little signs of stopping, it is becoming more and more obvious that a lot of industries will undergo drastic changes, and one of the first fields to go through this change is the tourism industry. This is coming from the European Union authorities.

Bans and restrictions on travel that were implemented in an effort to curtail the spread of COVID-19 have hit the tourism sector very hard. Entire hotels are vacant, airplanes are rusting away with little use, and staff is laid off by the millions.

What is happening amid the coronavirus hysteria in the field of international tourism and air travel? For instance, Germany is reducing prices on railroad travel in an effort to incentivize people to use alternative means of transportation.

Air carriers, one of them is Easyjet, are cutting down on their fleets. It all points towards a conclusion: if tourism is to survive the pandemic, it must radically change.

A lot of forward-looking travel firms, hoteliers and transport companies understand the inevitable structural changes to the economy, and are already putting effort into adapting to the new reality.

Will tourism ever come back in its former glory? Without a doubt, but it will be a completely different thing. At least that is what the European authorities believe. They claim there will no longer be hundreds of charter flights with millions of tourists going to beach resorts. EU commissioners advise everyone to get up to speed on the theory of “sustainable development” and begin adapting to the new world order.

The EU authorities claim that companies who believe they will be able to come back to the way they were doing business as they used to, won’t be able to survive the current crisis.

Current State Of Tourism And Travel

We understand that the Covid-19 environment has put the world of tourism and the hospitality industry in a completely different place compared to where it was 12 months ago. The fight for survival and prosperity is in full swing. Industry players must do everything in their power to weather out the crisis and stay afloat. Coronavirus, just like every other virus, exists when there are people around. Just like after the flu, most people get well after catching Covid-19. A more accepting approach to risks and the gradual, safe opening of international travel — including air travel — should happen in the near future. This will enable us to avoid long-term, structural damage to the tourism and hospitality industry.

Sammy Carolus, General Manager at Hyatt Regency Bangkok Sukhumvit Hotel seems to echo our take on this issue:

«The virus cannot be completely eradicated and we cannot give up. As a global industry we are too large and too critical to the overall strength of the economy especially here in Thailand. We have ‘fought’ too long and battled too many crises to fail now”.

We also believe that a modern and technological HMS system should help regiment the hotel’s operation. This is why the ModiHost team developed an AI-based system for hotels of any level that can be easily implemented and scaled to the size of your business.

Our system helps hoteliers all over the world to organize faultless function even during these trying times!

How do hotel owners manage to support their business?

Out of all commercial real estate, the hotel sector ended up being hit the hardest by the quarantine restrictions.

Hotel owners are trying to take matters in their own hands. Here are a few examples of what a vacant hotel can be repurposed into.

Affordable housing

Plato’s Cave, Branson, Missouri, USA

A small town of Branson, 10,000 people. Tourism is the primary source of income for the city, so there are a lot of hotels. Days Inn (423 rooms) was one of five hotels in the area, and it closed down even before the pandemic hit. Repvblik, a housing developer, bought it out and renovated the place. This is how Plato’s Cave came to be, a 340 apartment complex.

Renting a studio for half a year will set you back $545 per month, for a year — $495/mo. Service bill is separate ($50). At this price tag tenants get access to a gym, pool, a tornado shelter and even a clubhouse fit with a snooker table and a game console. The price is competitive: neighbouring apartments go for $700/mo, and the closer you are to downtown, the closer the price is to $1000/mo.

Temporary office for remote workers

Wythe Hotel, New York, USA

Letting rooms as workspaces is a trend that a lot of hotels picked up this summer. A number of rooms in Wythe — a Brooklyn boutique hotel — were repurposed as workspaces for those who had to switch to teleworking.

Beds were removed, work desks, chairs and lamps were added. The workplaces were also equipped with communication devices and copiers.

Residential housing

Dinham Hall Hotel, Ludlow, Great Britain

A 1792 building along with two separate buildings will house 16 rooms. A Georgian era mansion, whose interior (furniture, wallpapers) abides by the traditional English style. Its owners decided to repurpose this vacant facility to become, once again, residential real estate. After all, it was originally built for a close associate of the Ludlow Castle owner.

UN Presented International Tourism Recovery Forecast

International tourism can recover, in an optimistic scenario, no earlier than Q3 2021. This forecast was published on Tuesday, October 27, by the United Nations World Tourism Organization.

According to experts, there are a number of obstacles the industry is facing on the way to the recovery of international tourism, along with slow virus containment, the lack of coordinated response among countries to ensure coordinated restrictions, as well as the deteriorating economic environment.

“The drop until August represented 700 million fewer arrivals compared to the same period in 2019 and translated into a loss of $730bn in export revenues from international tourism. This was more than eight times the loss experienced on the back of the 2009 global economic and financial crisis”, — according to the UNWTO report.

With that said, some 20% of experts don’t believe the industry will recover next year, saying it can only occur in 2022.

Berlin Hotels Eye Hosting Coronavirus Patients

The Senator for Culture and Deputy Mayor Klaus Lederer announced that the Berlin Senate will reserve vacant hotel rooms for those who are suffering from the coronavirus or have had contacts with the sick. According to the Senator, this measure will enable people from cramped living conditions to be quarantined during the corona pandemic and not infect others.

Hotels will also benefit from the move, as they need the resources to maintain their businesses during tourist outflow. Lederer says the initiative should be funded by the federal government, and negotiations on this issue will be held. The Senator also notes that it is imperative to act quickly.
