Good afternoon! What elements does the architecture of smart contracts that will be used on BitRent consist of?
Hello. Thank you for question. When creating a project inside the platform, automatically created a pool of smart contracts what will monitor all processes, from monitoring construction, to financial management.
A separate smart contract will be created under each structural element and for each type of work.
After installing such structural elements, data from RFID chips and sensors (for example in concrete) will be transferred to the database. This information will be checked against the data of the BIM-model of the building.
With the correct installation and compliance with all technical parameters, the smart contract confirms this stage of work.
When the smart contract confirms the stage of work, then the following actions take place:
- the digital model of the building, which is responsible for monitoring the erection and technical standards, receives confirmation of the installation of a new element. Further it is visualized to investors and auditors information about the implementation of this stage of work.
- the financial component of this stage of work is fulfilled. Starting from the formation of accounts for materials, and before the calculation of payments. If necessary (if provided by a smart contract), funds are transferred to the account of the developer. This is briefly about the essence.
For the ultimate investor, on his interface he will see the progress of construction, the implementation of step-by-step smart contracts, reports on the funds used, the growth of the capitalization of the construction site, compliance with the construction schedule and many other parameters necessary to assess the progress of its facility.

At the first stage, the seller must download:
1. Country / city / region, location
2. Documents for land (Lease, ownership, intentions to acquire), value of land
3. Terms of the project in general or the order of construction

4. The investment budget, which includes:
- the cost of land per m2 of the object
- the cost of connecting to the dialect to them networks on the m2 of the object
- Estimated cost of permits.Permits for construction. For the construction and commissioning of the object per m2
- Construction budget, broken down in detail on the blocks listed on the m2 of the object:
- below zero
- skeleton floor
- Facades
- Internal networks (Electricity, heating (depending on the region), Ventilation, air conditioning, water supply and others)
- finishing
- landscaping around the object
- marketing cost per m2 of the building
- detailed project in BIM model
- used energy-saving technologies and green standards, according to the scale provided by the Platform.

5.The total cost per m2 of the building!
6. Portfolio of the company, experience in the implementation of projects, the success of their operation, information about the owners.

The platform evaluates all received information, verifies the company at the first stage, at the second stage the project itself and assigns it a primary rating according to the criteria set by the platform conditions.
Then there is an exchange of clarifying information, Verification of the reliability of data, realism of the budget by our specialists in different areas and assigned the final status - checked and verified !!!

Hello, thanks for your question.
Environmental standards such as: Leed, Bream or other leaders of environmental standards, as well as energy-saving technologies such as solar cells, heat pumps (using ground or air heat or other media), "gray water", geothermal fields and others. These all technologies, are part of everyday life, as well as block chain , save huge amounts of money for the owners of buildings during the operation of real estate.
Statistics and practical knowledge tell us that by 2020 it will not be allowed to build in developed countries without applying green standards and energy-efficient buildings.
Therefore, there will be no questions with the number of objects on the platform, then the investor will decide in which of the objects to invest and make a profit)
About  the profit, exactly energy-efficient buildings give a bigger  profit in m2, as they consume less energy carriers and operating costs. Similarly, when selling such an object, its market value is higher!

Hi, I think it’s excluded because all the terms are set in the smart-contract and it’s impossible to evade the payment.

But what if someone will hack the smart contract and change the terms without shareholders’ knowledge?
