So I don't think Manchester City will benefit much from Grealish's high price at the moment.
Apart from having other players with the same position, with 100 million, i agree,  I don't think this will be an option for City. apart from the City rumors, I read in several media that Manchester United are also considering this player, even MU legend, Ferdinand said that Grealish might play an important role for MU to win the EPL again. Some players also expect MU can bring Grealish.

Harry Kane is very good for them to sign in my opinion, because their current pure striker is not qualified, it can be seen from their last few matches.

Jack Grealish is a good player, but I think Manchester City should think twice about signing him, because they already have a lot of great left-wingers.

Manchester City is a rich enough club. As we heard last year, they offered up to 750 million pounds to sign Messi. And this season too, if they get a chance to take Messi to the team, no matter how much it costs, they will not miss the opportunity. This price will not make Pep waver and will keep signing him, because after all Pep has 2 targets to sign Grealish and Kane at least these two players are the main targets in the transfer market this summer. I think nothing is impossible and it looks like Grealish can definitely leave Aston Villa, with his young age Grealish should have a better chance to play in the UCL with City next season.
I would assume that if Jack could lower the price from the club he will do that, otherwise he has a contract and at the end of his contract he knows that he could get 2x offers from another club. I understand that some players have loyalty to their clubs and that is why they keep signing back there and eventually gets sold or retires there without becoming free agents but if Aston Villa insists on way too high price, eventually Jack may want to just tell other clubs "wait until my contract is over and I will come for free" and can get as much as 3x salary somewhere else if he is free agent.

So, I believe right now Kane is a bigger target for Spurs, considering they just let go their best striker for nearly a decade, they will want to get someone good and Kane would be insanely good for City, it would really change the whole club to a new level and they are already at the top, think how great that would be for them.
If Grealish pressure his team a bit more I think they can go for a lower offer.
Aston Villa values him at  £100 million that's a very big number but I belleive that when they see Dortmund wants about the same for Sancho it's fair to say that Grealish can be more successful at EPL then Sancho as a lot of Dortmund players fail to get the results they do when they join another team in another league.
Anyway with Grealish contract running to summer 2025 it will be very long periods to wait without renew or to be sold with Villa singing Norwich Buendia, its only going to be how much They are going to get for him they can go with £80million +£20m as other differentials and bonuses.

Daniel Levy finally let Harry Kane move from Tottenham, but because Kane still has 3 years left on his contract. So Levy charged a very high price

I saw that Kevin De Bruyne was named PFA player of the year for the consecutive time. I found some posts in social media clashing that decision since this year there was other players that deserved it more.

Grealish is a good winger. He is very skilled, and his age is low, his fitness is also good. He will be able to serve the team for many years if he goes to Manchester City. @blue Snow Kane is going to go to Manchester City only, I doubt that he’ll like to go Chelsea as they already have too many strikers there. Furthermore Tuchel won’t get any of the three, but he may get Lukaku with Inter Milan yet keen to sell him.
